2 low/mid-rise developments are to come before the state government DAC.
Partial demolition of existing building and construction of a seven-level apartment building with ground floor car parking – 14-20 Surflen Street, Adelaide
&
Construction of a six-level building with ground floor retail and tourist accommodation above – 8-10 Union Street, Adelaide
Both projcts are recommended to be APPROVED.


(as a matter of interest, the ACC rejected the proposal at 8-10 Union Street)

......which really needs to be relocated out of the CBD.

This proposal is nice, I think? It's not dreadful. Perhaps it should be accompanied by a narrowing of west Gouger St to facilitate an extension of the liveliness of the eastern half.

Some more detailed renders would be good. Those images look like something out of Google Sketchup.
Does anyone else see the number 2,528,525 on the last image, across levels 4-6?
I wonder if its meant to be like that, and/or if it has any meaning?...

At its upcoming meeting, the state government DAC is expected to grant planning APPROVAL to the ACC's proposal to build 3 x 5 level residential buildings designated as 'affordable housing', on the Sturt St carpark.

Funnily enough it's going before the DAC this thursday... goes to show just how irrelevant the DAP are. The DAC report goes out prior to the DAP even having their meeting :hilarious:

Remember, supply & demand. Just because they can build a 20 storey tower, it doesn't mean it's smart for a developer to do so.

Plus it's all relative - the 'office building' on South Terrace looks like a one level house, maybe two (hard to tell from Google Earth) so a 5 storey apartment development will still look good. And most of the thinking of these no doubt got done (and the finances) before the rules changed. Will no doubt help the aesthetics of something even taller next to it in the future!

According to relestate.com.au the Flinders Loft project is sold out. So construction should be starting soon.

Very interesting how this development has sold out prior to construction whilst other larger high profile developments (eg Altitude) are struggling to find buyers years after they've been completed.

I think well-designed, smaller boutique apartment developments are likely to appeal to Adelaide buyers more so than large developments.

In Adelaide, people have grown accustomed to individuality when it comes to housing choices, and it has always been provided to them. Hence a small group of, say, 5 units is more appealing than a group of 50 units (all other things being equal). Same philosophy I think would apply when appealing to potential purchasers of high-density city apartments - "small is beautiful". I know that I would rather purchase in a small boutique development than a larger one.
