I think the damage done to the Adelaide "high density" market by failed or poorly executed high rise apartment buildings also hasn't helped.

hopefully, the new guidelines will see a higher quality building go out to the market at realistic prices.

as ml69 said, Adelaide people like what they have, so convincing them to by a 57m2 2 bedroom apartment for 500k when they can drive 15 minutes and get a stand alone villa is the main issue.

JPE have recently
designed a new 117
room boutique hotel on
the old TPI site on the
corner of Hutt Street
and South Terrace for
Adabco who currently
operate the Adabco
Hotel in Wakefield Street
and who are also the
developers of the 170
room CML Hotel at 45
King William Street.
The new boutique hotel
will enliven the southern
end of Hutt Street and
include full restoration
of the original ‘Devaar’
mansion as the main
entry to the hotel and a
café on Hutt Street.

Oh awesome! That mansion and the utterly horrendous TPI extension encasing it has been mess for far too long. I've often wondered ways someone could respectfully restore the mansion while making better use of the site. This about fits.

That entrance to the city will be much grander soon. The opposite corner (where another mansion was disgracefully demolished) has a new 3 or 4 story cancer/medical centre planned.

Oh, fair going. I live on Hutt Street, and while I'll admit it does sometimes attract a boisterous element, there's rarely any actual problems. The three restaurants right next door seem to get by all right, al fresco dining and all. And it's worth mentioning that a number of the dependants of the centre actually volunteer to keep the street clean.

I gotta say that despite attracting some interesting characters, the Hutt St Centre does a lot for the homeless community. Gotta feel sorry for those poor souls that are feeling the full force of Adelaide's freezing and wet weather. Moving back to this proposal, it sounds good and I'll be glad to see that hideous extension gone.

I've highlighted my favourite part. Not thrilled about the extension - it's a bit too reminiscent of the ghastly Windsor Hotel redevelopment in Melbourne for my liking, but I think it has potential if shown in a photo that isn't all blue.

This is great news. This mansion deserves to be restored to its former glory, with that hideous, totally out of character abomination that was foisted upon it, removed as soon as possible. A sensible and sensitive integration with a boutique hotel makes sense to optimize this fabulous site.

Ditto, SRW. Once I saw this site for sale, I hoped that the mansion would be restored and not suffer the same ignominious fate as the counterpart opposite. I had been smitten by the historical photos showing its original appearance and early residents and it was quite the grand lady. These photos made such an impression and added to my horror at the ugly additions/development and the prospect of losing (to demolition) another significant part of our history.
