No need to worry, the site for this building does not include the pancake house.

This development has been classified as Category 2 by the council.

I'm not 100% sure, but I think it means that the development complies with the development code, and as a result there does not need to be widespread public consultation. Furthermore only surrounding property owners have to be consulted, and if they do not want to they do not have to make a submission.

Wow for something thats some 30-40m off the hieght limit for that designated area im surprised it 'complies' with the code.

Wonder what Anne Moran has to say about this?

It's only 7 metres over but this application is being assessed on merit.

Well in that case theres exceptional merit - so likely approval then.

Is it possible for the council to deny a development just because they dont like it. Or does it depend entirely on 'the code'?

I have no doubt that this will be approved it's whether they secure tenants that concerns me.

Will is essentially correct. A Category 2 development requires adjoining owners/occupiers be notified. Category 3 requires notification through the Advertiser, therefore statewide. Category 2 and 3 can have anyone making a submission, but with Category 2 not all or any of these submissions have to be heard in person in a DAP meeting (Council decision normally based on who is closest /most impacted by development). Category 3, all have submissions are to be heard in person at a DAP meeting if they choose to be. They also get appeal rights against the decision if it gets approved, hence big delays with Category 3 developments. If you are putting in a DA you definately want it to be Category 1 or 2 and not 3 :D Therefore this is good news. Adelaide Airport's comments and tenant commitment will be the interesting parts of this proposal process.

Also, once this goes up on notification on ACC website, you can make electronic submissions in support. I think it is via e-mail, there is usually a link provided.

Im slightly confused about this sites location. Is it opposite the MTAA building? If so - the site is about same size as CC2. Has 30m frontage onto Currie, and 50m at back.

wow what an unbelievable development for adelaide! 8)
sadly Ive just lost interest in every other development australia wide :?

Slightly perturbed by the applicant being an unheard of company with a sole director living in torrens park...but Im prepared to gloss over that for now...

Consult someone for further information - I have explained this too many times.
For further reference, look in the CBD Height Limits thread.
