SA Government selects first developers for Bowden development

THE South Australian Government last week announced that the first contracts to build apartments and three-storey townhouses in the $1 billon Bowden development have been signed, with construction expected to commence by the end of the year.

ACDEV Pty Ltd, Rossdale Homes, Scott Salisbury Homes and Rivergum Homes have been announced as the first four successful developers.

It follows a three-month process by the Urban Renewal Authority (URA) and the Bowden Design Review Panel that aimed to ensure the highest architectural standards are met.

Housing and Urban Development Minister Patrick Conlon said the announcement marked a major step in the delivery of the Bowden project, and for the newly-created URA.

"The quality and quantity of offers we received from the industry was fantastic and these four preferred developers excelled with their combined design expertise, development experience and reputation," he said.

"We have taken significant steps to ensure that Bowden is the best development it can be to show buyers and also the property sector the benefits of higher-density living."

ACDEV Pty Ltd and Rossdale Homes were the successful purchasers of the first serviced 'super lots' on Seventh Street and will each build three-storey apartment complexes. Scott Salisbury Homes and Rivergum Homes have secured serviced lots on Sixth Street to build three-storey terrace homes.

Design plans will be publicly revealed from October 2012 when off-the-plan sales opportunities are officially released to the market.

The government said the developers will continue to be guided by the six-member Bowden Design Review Panel, which consists of top local architects under the chairmanship of renowned Sydney architect Keith Cottier.

URA Chief Executive Fred Hansen said buyers can expect excellent designs from the four selected developers, who will be required to adhere to a robust set of design guidelines.

"This is the first step in an ambitious program. We will work with the development industry through each stage to design new ways of showcasing higher-density living, in particular as the project moves towards incorporating retail and public spaces."

The next residential land release as part of Stage 1 will be released to the industry around August, with purchaser submissions to again be assessed and guided by the URA and Bowden Design Review Panel.

The Bowden development spans 16 hectares and is South Australia's first large-scale, higher-density urban development. Ultimately, more than 2,400 homes will be built with approximately 3,500 new residents over 15 years.

Earthworks are well and truly underway I believe. Sixth street has been closed to traffic.

I was there today---photographing.(http://poodlewalks.wordpress.com/2012/0 ... -in-bowden).It was a return to an old haunt. Gibson St looks so derelict. Earth works have definitely started closer to Park Terrace. It looks as if some of the double fronted stone cottages in Gibson St will be pulled down. There won't be much of the old working class housing left by the looks of it. So the architectural history of the area will be lost. That is a pity. The Bowden Urban Village appears to be an attempt to design a new neighbourhood community? Or to hope that one evolves?

STRONG interest from investors in the 2400-home Bowden Urban Village development has prompted its managers to release the next homes ahead of schedule.

Off-the-plan apartments on Seventh St went on sale on November 22, with three of the 16 released selling that day, and another six snapped up since.

Bowden project director Chris Menz said the quick sales were promising, and had prompted an early release of the next homes, originally planned for January.

"Terrace apartments will be released next week," Mr Menz said.

"More apartment releases will come onto the market by mid to late December."

He said despite the tough market, the project had received interest from local and interstate buyers.

The State Government-managed development is being built on the former Clipsal site on Park Tce and Origin Energy land on Chief St.



It is the first of 14 transit-orientated developments (TOD) planned across Adelaide and will also include offices, shops and a new underground train station.

The apartments sold ranged from $308,000 to $510,000 are were all two bedroom homes.

Housing and Urban Development Minister Patrick Conlon said the development would showcase "the benefit of higher-density urban living".

"Most of the buyers of these apartments are owner-occupiers which I believe shows there is a real interest in medium and high-density urban living in Adelaide," Mr Conlon said.

Six three-storey houses available on sale at Bowden Village today

SIX, three storey terrace houses at the State Government's Bowden Urban Village development will go on sale today.

Renewal SA will also release another two development lots tomorrow, inviting offers from developers for four storey apartment developments worth between $5 million and $15 million and incorporating about 16-22 apartments each..

Renewal SA chief executive Fred Hansen said the development, which in all will be staged over 15 years, was generating a lot of interest.

just means a great deal of rental accommodation in the area - I wonder how much of it is NRAS and other low income affordability homes.

And what is so bad about that?. It's already extremely hard to find a decent rental home in many areas across Adelaide, especially in the inner suburbs. Having more rental accommodation will improve this.

Sales have been strong - I believe only 3 of the 16 apartments are left, and 3 of the 6 terraces (which have only been on sale for a few weeks). The Rossdale Homes apartments have also just been put on sale, although nothing online about them yet (I believe they're still waiting on some new renders and sales material).

The Rivergum terraces are interesting. The brick facade is a screen, with gaps dotted throughout. The idea is that air flows through the screen through to the rear of the terrace, with hot air rising up the core of the terrace (where the stairs are) and out the top of the building (you can just make out the rise on the far right of the render - or just look at the linked pdf).

Oh, and my wife and I decided to put our money where our mouths are, and bought in (although I won't disclose which development). Expected completion date of the first releases is Jan/Feb 2014.

Local artists create striking new look for Bowden Railway Station underpass

The Bowden underpass has been painted with 3 murals as part of the Bowden art project to keep it inline with the artistic vibrancy of the development.

BOWDEN Railway Station underpass has had a facelift to create a striking entrance into the suburb's 2400-home development.

Local artists completed three murals in and around the underpass near Drayton and Second streets in December as part of Bowden Urban Village's street art project.

Director of local art gallery Fontanelle Brigit Noone, who painted one of the murals, says street art is about creating a vibrant community environment.

"It's the idea of extending art out of gallery and into public space," Ms Noone says.

She says the murals at the entry to the housing Bowden, being built on the former Origin Energy site on Chief St and Clipsal land on Park Tce, will help make the area a destination.

"We are really identifying ourselves as a landmark with a striking visual appearance," Ms Noone says.


"It's a very receptive area. People embrace things outside of the square and it makes people connect and talk.
