[ City Central ] Masterplan Thread
Re: U/C: [ City Central ] Masterplan Thread
Not sure if anything significant is about to commence, but at the back of Electra House and the ANZ House food court, temporary fencing has been put around the stairs.

Could this spell the death of the remainder of the City Central precinct? Aspen are withdrawing from the development side of their business to persue a simplified structure of property management, mainly of caravan parks.

Now that the Electra House development has been approved, will it continue? Or is City Central dead now?
Re: U/C: [ City Central ] Masterplan Thread
Design work is being done on Electra at the moment. Construction should begin by end of year.DaShyFreak wrote:Now that the Electra House development has been approved, will it continue? Or is City Central dead now?

How much more design work needs to be done? it's a 2 level building and this was first proposed 5 years back in 2008. No wonder Aspen are going down the drain.SRW wrote:Design work is being done on Electra at the moment. True, though there's substantial works needed in the heritage structure, and the fit out remains to be determined. If it's a consolation, the person I spoke to said that the budget was generous, so we might expect good things.Ben wrote:How much more design work needs to be done? it's a 2 level building and this was first proposed 5 years back in 2008. Yeah, hotel/pub with gaming, bar and bistro. It's really just returning what the Criterion previously offered next door, but I guess in a style similar to Gallery on Waymouth or one of the now-many pimped up suburban pubs.Waewick wrote:this is a hotel right?

Really? What a waste of a good building. What happened to targeting high-end retail?SRW wrote:Yeah, hotel/pub with gaming, bar and bistro.

According the to City Central masterplan, the high-end retail will go in the GPO. Electra House was always designated for redevelopment into a hotel/pub/bistro.Nathan wrote:Really? Tower 4 hasn't been officially proposed yet. What you've seen are just concepts.

Adelaide CBD beer garden plan for $10m hotel in historic Electra House on King William St

September 09, 2013
A PRIME piece of King William St real estate just north of the Adelaide GPO is set to become a beer garden.
Developer Aspen Group has applied to the Development Assessment Commission to add a beer garden for 115 people to its approved plans for a $10 million revamp of historic Electra House into a hotel with dining, function and gaming rooms.
The walls and pillars around the partially roofed garden would be a mix of recycled brick and timber cladding.
A steel and glass staircase clad underneath with copper and aluminium would link the garden to the upper levels of the hotel.
City Council planners have supported the application and a report by heritage consultant Bruce Harry says the beer garden would be a "sympathetic addition".
Disability access to the hotel from the beer garden would eliminate the need to remodel the front facade of state heritage-listed Electra House to install a chair lift.
Aspen Group commercial development general manager Ben Yates said there was no time frame set for the project and declined to comment further until the Development Assessment Commission assessed it later this month.
Electra House, which has been vacant for 18 years, was built in 1901 for the Citizens' Life Assurance Company.
It was later a telegraph exchange, a Post Master General's technicians' school, and a telecommunications museum.
