Hopefully, Modbury Triangle will stay put in a few years, despite KFC here still stuck in the late 1990s!
From Adelaide Now:
PLANS have been lodged for an $18 million upgrade of Modbury Triangle Shopping Centre.
An application to refurbish the centre, between North East and Smart roads, was lodged last month with Tea Tree Gully Council.
The plan includes an extra 2125sq m of floorspace and an extension of the centre's Romeo's Foodland supermarket.
An external showroom, lift access and 91 spaces on a second level of carparking, are also proposed.
Centre traders who spoke to the Leader Messenger welcomed the plans.
Zano's Cafe owner Susan Elchoufi said the upgrade would put the centre on a par with the nearby Tea Tree Plaza Shopping Centre.
"It would definitely make us more competitive," Ms Elchoufi said.
"Here we don't attract many young people, but if you put in more stores for the younger ones, then I think the crowd will come.
"It will be really good for the business, not only for myself, but everyone."
The centre's owners were not available for comment.
The application is expected to be considered by the council's Development Assessment Panel by mid-year.

That any council would allow three shopping malls right next to each other is beyond my comprehension.
That the owners of Modbury Triangle would think for one minute that spending money on it will make people come across to it from the much bigger TTP is beyond ridiculous.
Cleanrly Modbury Triangle just needs to be bulldozed and the shops moved into the empty spaces in Tea Tree Plus. Then Tea Tree Plus (which should never have been built) should be joined with Tea Tree Plaza, as per their current plans.
The and occupied by Modnury Triangle would add much needed additional parking spaces.
The resulting centre would still be far from ideal in layout, but that's the result of years of poor planning decisions by the council, and hard to change unless they demolish Tea Tree Plus as well, then come up with a new integrated long term plan.

Modbury is not the only place where this occurs. There's also three just as close on Main North Road just south of Regency Road.
But look at it the other way - there are plenty of groups of shopping centres with outdoor access close together. Why should indoor access to shops make councils disallow them?

It's not really about indoors vs. outdoors. It's about ensuring that the community ends up with a good looking, well planned shopping centre in the long term. One which is well thought through with optimised layout.
That's something that's best left to one owner (in this case Westfield).
Westfield does now own most of it since the original owners of Tea Tree Plus sold it to them, but it is not laid out very well, and is very disjointed. The design of Tea Tree Plus doesn't integrate at all with the main part of Tea Tree Plaza. Modbury triangle is just well past its use by date. I can only suppose it was built before Tea Tree Plaza, and was the only mall on the site at one point.

You would suppose wrong. The original building in that entire area was the Myer part with the little pyramid on top. Although it has been there a long time (I want to say mid '80s) the triangle area (originally Kelly's Farm Shopping Centre, the old farmhouse is still there) came after TTP. As did all the shops that surround TTP.
Exit on the right in the direction of travel.

You have your good looking, well planned shopping centre (TTP). It ignores the competition. For a long time I didn't know TT+ was there at all, and only knew about MT because I'd heard it advertised on the radio. But I'm not a local. Why shouldn't businesses that do want to serve the local community have an alternative to paying Westfield's high rents?
TT+ is a failure, and I expect TTP will stop ignoring it and incorporate it next time it's extended (though the different ground level makes that far from simple). But see any problem with letting the market decide the fate of MT.

1987 or 88 was when the Triangle was built, I believe.

I don't know where you guys are from but I'm a local and I can say Modbury Triangle is definitely run-down but it definitely is NOT dead. There is definitely more foot traffic then TT+ by far due to having Foodland, Browse and Save as well as your local grocery, butchers and bakery. Those businesses have been there for quite some time and it's a legit alternative to the busyness of TTP.
I go there myself if I can't be screwed taking hours to look for a carpark at TTP or I want to go to their cafe.
However in saying that, it does need an upgrade.

You're literally arguing that smaller local businesses be forced to close, so that a large corporation can build a bigger shinier mega mall. Are you from the 1950's?

...or perhaps to be replaced with a bigger & better Civic Park!
The bi-annual Civic Park Saturday Spectacular might've caused some problems beyond control,
including but not limited to those related to the closures of the North-East Rd portion between Golden Grove/Reservoir Rd during the event,
hence why 2012's turned out to be its 'premature-finale'.
