Part of this development may be happening soon as Cafe Paesano are moving into the North Adelaide Village accross the road to make way for demolision of that building and the adjacent Bank SA. This is separate to the above development but has all been designed together.

Also from the Makris website:

Plans for a $150 million icon development on the ex Le Cornu site at 88 O’Connell Street, North Adelaide have been developed which will provide high end fashion boutiques not seen in Adelaide before, upmarket restaurants and a central meeting place to enjoy retail life and entertainment. This project has been granted major project status by the South Australian Government.

Short memories...

A few years ago, Japanese investment company Daikyo Kanko built a shopping centre in Melbourne in which the draw was a selection of upmarket fashion shops of a type not seen in Melbourne before. The upmarket shops lasted only a short time before closing, despite wildly advantageous rent deals. The Melbourne market could not support such shops.

Later, a group of investors built a shopping centre in Unley in which the draw was a selection of upmarket fashion shops of a type not seen in Adelaide before. The upmarket shops lasted only a short time before closing, despite wildly advantageous rent deals. The Adelaide market could not support such shops.

Now Makris is proposing a a shopping centre in North Adelaide in which the draw is to be a selection of upmarket fashion shops of a type not seen in Adelaide before...

I wonder if Makris has got the tenant mix right?

well you always hear about people complaining about Adelaide's quality of shops and if you want anything decent you have to go to Melbourne... which is what many people do.

Just because something has failed before, does not mean it will fail in the future. The location of North Adelaide is advantageous to the proposal. It is better to try, and fail than to not try and sit back and do nothing.

I hope you realise that failing may mean the loss of hundreds of thousands of dollars. Let's hope anyone contemplating running that sort of business do their research right and not fall for the glitz Makris is putting on his development.

The Japanese department store in Melbourne that Stumpjumper mentioned was opened in the early 1990s. The economic situation back then in all of Australia was very different to what it is now. Using an example from a very different time is not a good indicator to future success.

Furthermore for a person to invest money requires a certain degree of optimism. If investors want to spend money, thier money, that is their problem. I am sure that such investors have done their homework.

And finally I will never apologize for being positive.

There is more that is vital to the success of this development than purely it's location. The design and layout of the development itself is very important, possibly moreso than it's location. And yes, as Will mentioned alluded to, the early 1990s was dogged by a recession while we are currently enjoying one of the longest periods of expansion that our national economy has ever experienced.

That's the way, not too hard was it?

Besides, I don't care too much if Makris takes a risk and fails. You would assume that he'll be able to fill the development with less prestigeous tenants if the higher-end boutiques don't bring in enough trade to stick around.

Either way, retail is a small component of this development. It won't live or die based on a small percentage of its retail tenancies.

Just like like the food court at Adelaide Central/David Jones. Everything was pricey when it opened, and now it houses a Subway.
