Hi all,

here's October and November's Bowden General Project Update. November's meeting was the last for the year, so there won't be a December update and there may or may not be one in January. I hope it's of interest and we'll see you in 2015.

Looks impressive when you drive down Fitzroy Terrace. It's like Mawson Lakes close to the city :)

Here's the B-Apartments. Becoming very apparent that brick is establishing itself as the material of choice throughout Bowden.

The Bowery looks pretty nice. Good interiors, and it's a great position looking over Kevin Taylor Park.

It's not on the Bowden site yet (but is in the latest magazine) is Aeris, which is on the opposite side of KTP.

Looks very similar to the first 3 levels of the New Mayfield development in the city.

Are Woods Bagot the architects?

Apparently The Bowery was refused approval by Charles Sturt's DAP, with one of the reason being "traffic" (seriously!). It's now going to the DAC, so not much of a hiccup, but still.

Nathan, you've just encapsulated one of the problems with urban development approvals in Adelaide. ie, 'Councils proving a problem? No worries, DAC will overrule them.'

If this is the way development is to be progressed in Adelaide, why don't we just strip councils (and thereby local communities) of any say at all in development? Let them control rubbish collection, potholes and locsal parking, and nothing more.

There is a new ministerial DPA on the way, which will more or less do that. It will cover most of the sites for major development in the city, in addition to the Inner Metro Growth sites already indentified. There is already a queue of developers outside the minister's door, waiting to make their unofficial but very powerful representations. The government and DAC have an agenda, which is often at odds with the wishes of local communities. The LGA is on the government's side as well. The head of the LGA is an endorsed ALP parliamentary candidate.

So just come out and say it frankly: 'Local communities and their elected councillors should have no say in development approvals.'

The trouble is, the desired outcome - higher population density - is already being approached in a less costly and disruptive way by higher density urban infill (see my earlier posts). However, this gradual process does not suit either the political requirements of the government, nor the needs of major developers. That is where the pressure on the government is coming from.

The issue in this case Stumpjumper is that Bowden has a very detailed development plan which the council has been involved in for a long time. The building itself adheres to that development plan, and has run the gauntlet with the urban design guidelines and in close consultation with the review panel. For the council DAP to then knock it back on the basis of traffic is frankly ridiculous and completely ignores the development plan for area.
