I agree, At 83m it was ok who cares, good to see development etc but if it is going to be our second tallest they have to do better than that. I don't mind the green stuff over buildings but recently it's almost as if architects go, here's ya generic box with some protruding balconies and blank western wall but all is ok I covered it in shrubs and trees. Well no mr fancy pants architects back to the drawing boards cos that is not ok. If I want trees i will go for a walk about Botanic Gardens

As someone who would like EVERYTHING to be covered in trees and shrubs, I concur with your aversion to generic boxes, and am consistently disappointed with the design of our new buildings, with some extraordinary exceptions. Adelaide is in a time and place to become a shining and unique small city, rather than the pale mediocre provincial small-scale copy of the Eastern capitals that the ACC, developers and designers seem to want. Notwithstanding all of that I reckon that this design has a bit of potential in the big scheme of Vic Square, and it's neighbouring Fed Courts building. The greenery works for me, including the coloured balconies. Blank walls are a design sin though - big agreement on that.

Going before the DAC this Thursday and recommendation is for APPROVAL.

Our tallest proposed residential building I believe at 103m. 30 Levels. 208 Apartments. There will be laneway activation and ground floor retail.

Again what is with the blue and green glass?

Looks huge! Adelaide is changing so quickly its almost hard to fathom this amount of development. Imagine if we had stimulated development like this when all the Eastern states did.

The blue and green will look good alongside the CommLaw Courts and SA Water. A positive contribution to the street level too, along with residents hopefully to boost activity in nearby Victoria Square.

Let's be honest. If even half of the recent wave of development proposals get built then that would be a good result (and realistic) for Adelaide. I can't see
demand tripling or quadrupling in the very near future. If everything got built that gets proposed in our city, then we'd be looking like a smaller version
of Manhattan :lol:

There are probably a few stages and some need to happen pretty early on.

Might be something like:
Stage 1 demolition
Stage 2 sales centre construction
Stage 3 Site works
Stage 4 construction.

Just guessing but I'd imagine they want to move fast on this one.

Interestingly, this is only Stage 1 of the development, the company has also aquired more land immediately south of this building for Stage 2.

According to todays Advertiser,the developer previously had an 83 level proposal for this site.
I kid you not folks, they actually printed that. :lol:

Adelaide’s skyline is set for a dramatic change, with planning approval granted for the city’s tallest residential building.

The new $100 million 30-level apartment development, Kodo, will be built in Angas Street and will rise 103.2m over the CBD.

Approval by the Development Assessment Commission (DAC) follows strong endorsement of the project by the State government architect.

Designed by leading architects Woods Bagot, Kodo will incorporate 208 apartments with ground floor retail and commercial tenancies.


Kodo will be developed with a four level podium which will incorporate car parking, dedicated bicycle parks as well as residential apartments. On the top floor of the podium, Kodo will feature a communal sky garden with landscaped entertaining and recreation areas. It will also be home to six apartments with mezzanine floors and generous private terraces.

Kodo-Adelaide

Kodo is the first stage in a masterplan for the 5,342 square metre development site, which provides the opportunity to connect Angas Street and Carrington Street through Penny Place with a walkway and plaza. This will run alongside the Commonwealth Law Courts building.

The site is owned by Western Core Projects and will be developed by its partner Flagship Property Holdings. It will be both companies’ first South Australian development with a strong local consultancy team assembled to work on the project.

“Kodo provides a genuine opportunity for buyers to make the city their home with a focus on attracting owner-occupiers to help grow the CBD’s permanent residential population,” said Flagship Property Holdings’ CEO Steve Wise.

“It’s the right time for us to invest in Adelaide with the city developing significantly over the last few years with private investment coming off the back of major public infrastructure projects like Victoria Square, Adelaide Oval and the Riverbank Precinct and the State government’s planning reforms.

“Living at Kodo, residents will be in the heart of the city and just a few hundred metres from Victoria Square, Gouger Street and the Adelaide Central Markets. It’s also a short walk or tram ride to the burgeoning Riverbank Precinct including the new Adelaide Oval.”

Kodo will also provide a boost to the construction industry with around 250 jobs expected to be created through the development.

Kodo will launch to market this month with registrants given the first opportunity to purchase.
