Seems Electra House and/or CC4 could be starting sooner then I thought as they are erecting the barriers along King William today.

It appears as though the Electra House re-development is starting. CC4 cannot start as it has not been approved by the council. A development application has not even been lodged.

I have no idea but I thought they wouldn't need to submit DA to the ACC as it's a major project so going throught the gov DAP?

No, CC1, CC2 and Electra House refurb have all been approved by the Adelaide City Council. It looks like Electra is starting as mentioned. Nice lot of glass in that refub too, looking forward to it. They are doing a lot of digging, concreting work around near the site of CC4 but I think it is underground car park work and not CC4 as it hasn't yet been approved as far as we know.

Interesting to note BHP's current lease at 55 Grenfell st expires October 2010. They want all of there offices to be 5 star energy efficient premium A grade which thier current Grenfell St office is not. They have just secured naming rights in a new tower in Perth commiting to over 30,000 sqm of office space. Will be interesting because if they are to secure a new building before there lease expires construction would surely have to commence in the next 12 months.

Noticed some excavation work on site today as I walked past. It looked like it was on the site of CC6 but it is CC4 that is getting underway soon.

BHP's commitment to office space in Perth does raise hopes for Adelaide, although the WA interests are much higher for BHP with a lot more mines there. SA is increasingly drawing interest though thanks to Olympic Dam and other sites. The figure for office space requirements in Perth is more like over 40,000 square metres, which is huge. I am not sure how much space BHP currently occupies in Adelaide, anyone know? I would guess maybe 10,000 or less? Back in 2005 they needed an extra 3,000 square metres but I never knew what their original office space figure was.
Their current office in Grenfell Street is very average to say the least. Rann tried to get the world base metals headquaters for BHP located from South America to Adelaide a few years back. Instead we got the base metals headquaters for Australia located here. Huge difference! I would hope that considering the scale of Olympic Dam (now up to around $7billion worth of expected mine development with the actual resource's boundaries still unknown) BHP will commit to more a new SA headquaters in the near future. Their lease running out in 2010 raises hopes.
The recent Perth proposal on the SkyscraperCity website is bloody impressive, we could only dream of that stuff here in Adelaide

Yes Will I think most of us understand that point which was brought up recently. Sometimes some pre-excavation and basic site work can elude to a developer's intent to gain an understading of the full potential for that site. CC6 site work could have been for this purpose. We will have to continue to play the waiting game.

It seems I have entered late into this thread - well after the news of a possible 31 floor building in city city central. What top news! Even the thought of it being done excites me. Maybe they're starting to finally break away from such strong restrictions of the past! This has been very frustrating to many businesses. Adelaide is a CITY, after all - and somewhat like an awakening giant of late!
Have just been on emporis building site. For those who don't know it gives a great overview of what is happening in the CBD of each capital. Currently they say we have 111 high rise buildings in the CBD (compared to Brisbane's 225). HOWEVER, we collectively have 8 more proposals and approvals than Brisbane. (for the same building category of 'high rise'). This speaks well of movement, momentum and business confidence here and augers well for good outcomes for such as city central. It's all happening!
Of interest, Adelaide once was the size of Brisbane (1985) - hence the comparison above. Whereas Adelaide thereafter lagged behind, the future looks very different now.

Hate to piss on your chips mate, but head over to skyscrapercity.com and check out what's hapening in Brisbane, there's no comparing Brisbane's boom to Adelaide's.
High-rise by Brisbane standards is 200m+, not the 100m Adelaide's lucky to get, so even if there are more proposals and approvals (which I find hard to believe - emporis isn't always accurate), in terms of floor space and market-confidence, Brisbane is about as prolific as anywhere in Australia at the moment.
In terms of population growth, 1500 people are moving to S.E. Queensland every week, so there's more chance of Brisbane eventually becoming Australia's second biggest city (although Melbourne's growing at massive rates too) then there is Adelaide overtaking Brisbane.
Still, that's not to discredit what's happening in Adelaide at the moment - despite living up here, I haven't turned. On a historical and per capita basis, Adelaide's going really, really well.
