Bowden is finally starting to get interesting, especially once the new Plant 4 retails precinct opens. Nearly all developments have sold out prior to completion so far so I wish it could chug along slightly quicker as there doesn't seem to be the usual Adelaide problem of over-flooding an area with unsold apartments (ie Mawson Lakes seems to have a bit of a glut atm)

The 7 level B apartments started on Monday. Potentially a crane here in a few months. The 12 level Park Central has over 60% sales and will start construction later this year as well.

Actually, they've been digging the basement out for B Apartments for a few weeks now. The whole foundations are going to be done in one continuous pour this Friday (IIRC, could be next Friday though) starting at 4:30am.Ben wrote:The 7 level B apartments started on Monday. On a side note, keep an eye out for 354 Bowden, which will the largest development to date (by land area, not height) - over double the area of B, which it's adjacent to. Likely to 4 buildings.

Park Central is now apparently 80% sold. If this is true we should see site works soon.

They've generally kept development at Bowden to three concurrent builds (either by design or coincidence). I'd imagine site works for Park Central will start around the time The Merchant is wrapping up. AN ARTS centre, auditorium and microbrewery or distillery are among the latest plans for the revitalisation of inner suburban Bowden.
The operators of the Market Shed on Holland in the Adelaide CBD have bought the former Clipsal Plant 3 building on Gibson St and are transforming it into a multi-use community and retail hub.
Ceres Market Shed Group will operate neighbouring buildings, having already agreed last year to lease the neighbouring Plant 4 building for a market and retail centre.
The transformation of the 1122sq m Plant 3 will create about 20 construction jobs and 20 ongoing jobs.
“This is a great outcome for Bowden, with the highly regarded team behind the Market Shed on
Holland working on an even bigger canvas to offer a range of South Australian food, wine,
produce, arts and craft, music and retail,” Housing and Urban Development Minister Stephen Mullighan said.
“The range of community uses planned by The Ceres Market Shed Group will complement
Plant 4 and become a drawcard for South Australia’s higher density urban infill site at Bowden.”

Bowden Town Square is open now. Lots to see - public art, water jets, a corten steel foosball table, lots of rain chains, climbing structures from reclaimed beams, an almond grove, etc. Looks very good. IGA should be opening in September, followed by the other shops and markets ahead of an official launch in October.

Park Central is by Emmett Property, who are in the final stages of their first Bowden building (the one on the far left of your shot) — scaffolding was coming down this week. I'd expect they'd start on Park Central once that one is finished, and the last bit of works on Plant 4 are done (since site offices are likely to be on the adjacent lot, between the main IGA entrance and Park Tce).Norman wrote:Also saw a sign that Park Central has now sold over 90%. Bowden Town Square is officially opening today with a massive event from 2pm-8pm. Plant 4 is filled with stalls, and lots of food/drink/entertainment. Regular Plant 4 markets will then properly commence this Wednesday (Wed evening and Sat morning, plus Friday nights sans produce).
The local rag has pretty much ignored the event, instead choosing to run a hit piece on the public art.

This has obviously been designed by Civil Engineer's with design input limited to the entrance canopy. This is a really poor urban design outcome without any input from Landscape Architects. The footpath on Park Tce is only about 1m wide which is pretty nasty next to a 6+ lane road. The bridge over the middle is only about 2m wide feeding in from 10m wide plazas. This should be the same width as the plazas. Absolutely minimal shelter for waiting pedestrians. No provision for services such as future retail outlets, toilets etc.

Easy there on the poor engineers
This is only the DPTI reference design. Once a design and construct contractor is onboard, they will start the detailed design and the station will start to look more acceptable from an urban design perspective.
