Probably because there's already like 4 OTRs on Port Wakefield Road.

Demolition of the former Kensington Park Shopping Centre is well underway, replacing it will be the first ALDI in the eastern suburbs.

I still struggle to see why they are only building single story on a site so close to the CBD and major transport corridors.

Difficult to see why nearby residents of a youth detention centre are moaning about a slight increase in traffic. Surely the value of their properties will rise?

More than 300 new homes to be built at former Magill Youth Training Centre site at Woodforde


MORE than 300 homes will be built on the former Magill Youth Training Centre site now the State Government has sold the 19ha parcel of land.

Devine Limited and Starfish Developments have entered a joint venture to deliver the $150 million project at Woodforde on the edge of the Adelaide Hills.

Almost a third of the site will be retained as open space and about 15 per cent of the properties will be affordable housing, the State Government said.

Urban Development Minister John Rau said the Glen Stuart Rd site include diverse housing types including some three-storey apartments and townhouses as well as traditional homes.

“This is a great opportunity to provide infill housing through a sustainable development that is well serviced by surrounding infrastructure,” he said.

“This is exactly the kind of development we need to see more of, taking advantage of existing space that is close to established services.

“Commercial negotiations and State Government approvals are now complete and the site is under contract to Devine, which plans create a new community of over 300 homes.”

Devine managing director David Keir said the company was very pleased to be the successful purchaser.

“In undertaking this project, Devine has entered in to a joint venture with Adelaide based Starfish Developments who’ve successfully completed projects in the inner-city and near city suburbs,” he said

Starfish Developments is behind the VUE on King William St, which when completed will be Adelaide’s tallest residential tower, and the Bohem apartment tower on Whitmore Square.

Under the agreement, Devine would manage the development while Starfish Developments would head up the design, marketing and sales.

“Woodforde is a hidden gem whose location will offer future residents the best of both worlds with easy access to the city, eastern suburbs shopping strips and the Adelaide Hills,” Starfish Developments managing director Damon Nagel said.

Residents in the area recently raised concerns about the lack of information about what was planned for the site after Renewal SA — the government agency charged with negotiating the land sale — had said a developer would be announced by October last year.

The Magill Youth Training Centre closed in 2012 and demolished in June 2014. The land was rezoned through in January 2014 to allow for a housing development.

The developer will need to gain approval from Adelaide Hills Council to subdivide the land into smaller blocks before it can release residential allotments to the market.

I've probably missed a thread somewhere, but anyone know what's happening at the top end of Cross Rd, just back from the freeway intersection? Just noticed coming back from a hills wedding. Large site with a crane base.

The former Banner Hardware on Cnr Saints Rd/Main North Rd is now being demolished.
For starters, my avatar is the well-known Adelaide Aquatic Centre insignia from 1989.

Vive Developments gets nod to build $30m Tranquilla Twofifty5 at West Lakes Shores

WEST LAKES is set to be reinvigorated over the next year with a $30 million beachside townhouse complex getting the green light.

The complex, being spruiked as offering “luxury living”, is to feature 18 townhouses across two buildings.

Vive Developments director Greg Shaw, who is heading the project, said: “This premium location, along with one of Adelaide’s premium beaches, warranted a luxury townhouse development rather than apartments.”

He said had been “vastly under-utilised and unsightly since 2005” and had the potential to become a local hub, with a restaurant or cafe also in the pipeline.

Known as Tranquilla Twofifty5, its name is inspired by the address — 255 West Lakes Shore.

Tranquilla’s three-storey buildings will feature 10 three-bedroom and eight four-bedroom townhouses, all with 3.5 bathrooms and double garages.

I think its a bit underwhelming, sizewise, something that would be better suited to an outer suburb.
West Lakes deserves something bigger, and more of a statement than this.

Anyone know what's happening on the corner of West Lakes Boulevard and Port Road? Just past the OTR and Grange train line. Sites been empty for years.

Not sure if anyone has posted, been meaning to post about these for a while..two small developments in the north west under way at the moment.
The old Ferryden Park primary school has been demolished and they are currently doing site works for the roads and what not. It's on the edge of the Westwood development, well technically inside it I guess, on Days road.
The other is nearby as well, the old Croydon Tafe off Regency Road on Goodall Avenue. The site has been totally cleared and will also become housing. Site works are underway.

I'll see if I can find some websites or something.

1x 5 storey apartment building with 19 apartments
1x 6 storey apartment building with 25 apartments
1x 7 storey apartment building with 26 apartments

Estimated value is $24.1m, meaning it will be assessed by the DAC.

Good location, especially being near PAC.

Looks similar to the proposals nearby for Rundle Street KT (Tin Cat) and North Terrace KT (old blonde brick units).

Given all that's happening in the area, should we have separate thread for Kent Town or the inner east?

It's been the experience here, that whenever we spread topics over threads like that, people post in several different places. So probably a counterintuitive idea.

But, yeah. That corner of Kent Town is seeing a building renaissance, not seen since all those two storey unit blocks went up in the 1970/80s.
