What a classic example of creep zoning (boxing in and disproportion between the 12 storey zoning and the heritage zoning). These changes now basically precipitate another set of zoning changes in 5 years time - Anzac Highway is next for the 12 storeys, then in 10 years time the heritage middle will be boxed in by 12 storey zoning, so then the zoning will change again to encompass the whole of Glenelg.

Opportunity is missed by most people because it is dressed in overalls and looks like work.

Flew into Adelaide today, and it appeared that a tower crane was being erected at the Minda development at Brighton. There doesn't appear to be a specific thread for this development.

The Watermark in Glenelg is for sale as a development site in today's paper. I could see this site being the spot for Glenelgs new tallest.

This could kick start a complete revitalisation of Anzac Highway with a row of eateries and retail outlets facing the street, whilst tying in nicely with the nearby Langham Hotel. Other uses could include tourism, 3-4 star hotel accommodation, residential apartments, retail and so on. The opportunities are endless.
With an increasing number of developments and strong interest, it certainly seems like Glenelg is heading towards another boom period.

I wouldn't get too excited about the Watermark hotel being up for sale. The problem is if a 12 level apartment building went up
on this site, only a small proportion of the apartments (those on the western side) would have a nice view of the Patawalonga.
You might remember a few years ago there was a building called Latitude proposed in behind the Grand hotel a few years ago.
But it never went ahead because most of the apartments didn't have a view of the sea.
It could be a good site for a 1 level aged care village.

Could Anzac Highway’s Watermark Glenelg Hotel be transformed into a 12-storey apartment tower?
THE Watermark Glenelg hotel is for sale, paving the way for a possible 12-storey residential development on the site.
The Elms family is selling the Anzac Highway hotel business and the 8395sq m of land it sits on.
The site has three street frontages, including 119m to Anzac Highway.
New zoning which came in last May allows up to 12 storeys on the block, which makes it attractive to developers and major hotel groups.
McGees Property Adelaide hotels and hospitality director Grant Clarke said the pub included 40 gaming machines, bars, alfresco areas, a modern 15-room motel and a drive-through bottle shop.
“Astute investors and developers will recognise the sound investment that the Watermark Glenelg represents,” Mr Clarke said.
“This is a substantial income from a well-established business with the exciting development potential of the massive freehold site.
“Opportunities such as this are rare, especially in this premium beachside precinct.”
There are also 137 parking spaces on-site.

They won't demolish the Watermark it makes a lot of money, I can see apartments on top of the bistro and the motel facing the Patawalonga, north west corner of watermark. Maybe 3 apartments per level all facing west, so 30 apartments

Holdfast Bay Council looking at temporary outdoor dining areas for laneways off Glenelg’s Jetty Rd
JETTY Rd’s side streets would be converted into temporary outdoor dining areas and art spaces under a proposal to be investigated by Holdfast Bay Council.
Councillors last week voted to ask staff to look into the idea.
Businesses already operating in Glenelg would be given permits for the “pop-up style” areas on either a one-off or regular basis for between one and five days at a time.
Cr Mikki Bouchee, who pushed for the idea, told last week’s meeting that Glenelg “lends itself to this type of activity” with its narrow side streets.
“I think this is just the beginning of looking at our unused space,” Cr Bouchee said.

Apartments, development projects worth $480m to transform Adelaide’s southwest skyline over next four years

CoreLogic and State Government data obtained by CoastCity Weekly reveal at least 13 private housing projects — worth more than $5 million each — are on the way to the West Torrens, Holdfast Bay and Marion areas.
Among grand plans for the region are the $110 million Lustro hotel at Glenelg North, which is planned to start construction by June next year, and Glenelg’s apartment complex EI8HT South Esplanade, which is already underway.
Property Council SA executive director Daniel Gannon said the transformation was bringing Adelaide housing trends more in line with Sydney, Melbourne and Brisbane.
“People are wanting to live closer to public transport but also be nestled between the city and the coast,” Mr Gannon said.
“They’re trading in their backyards for balconies … Adelaide is embracing (apartment) living.”
He said zoning changes in 2016, which allowed for higher-density living in many suburbs close to the city, drove the transition.
“What we typically see with these townhouse and apartment developments along (main) roads is the creation of small businesses like retail outlets, cafes and restaurants to help service the increase in population, which is good news for the local economy,” Mr Gannon said.
He said it was important councils and developers considered potential issues such as a lack of carparking and congestion as more people moved into the area.
Developer Andrew Taplin — of Taplin Real Estate — is behind three Glenelg projects worth a combined total of $52 million, although Mr Taplin said it would be closer to $75 million after adding in fit-outs to the buildings.
“We’re investing heavily in SA but particularly Glenelg because we feel the timing is right,” Mr Taplin said.
“I think it will become a much more popular precinct and much more recognised as a growth area.
“It has the best beach in South Australia, the best transport, best retail and it has been limited by regulation — particularly zoning regulation that simply hasn’t allowed (developers) to economically invest in the precinct, and now there’s an opportunity.”
In the inner suburbs, an ambitious $60 million proposal to transform the former Marleston TAFE campus for housing is also in the development pipeline, as well as five Anzac Highway high-rises.
Palmer Hospitality Group is behind one of those five major projects, transforming the land around The Highway Hotel into an apartment and retail precinct.
It includes one five-storey apartment building as part of stage one, another tower plus a 2000sq m retail complex in stage two — due to start construction late this year or early next year — and a final uncosted stage involving one more tower.
Director Martin Palmer said the first two stages were worth a combined total of $25 million.
“We saw an opportunity to pursue the idea of doing a mixed-use development,” Mr Palmer said.
“The area is convenient in terms of accessibility to the city, public transport, Glenelg, Flinders University and the hospital.”

Colley Tce apartment building, $20 million, seven storeys, corner of Colley Tce and Jetty Rd, Glenelg. Construction due for completion by late 2020.
Partridge St apartment building, $20 million, eight storeys, corner of Jetty Rd and Partridge St, Glenelg. Construction due for completion by mid-2020.
Anzac Hwy apartments with shops and cafe, $18 million, nine storeys, 200 Anzac Highway, Plympton. Construction due for completion by 2022.
Anzac Highway apartment building with cafe, $12 million, 192 Anzac Highway, Glandore. Construction due for completion by mid-2020.
