A potential 24 storey proposal for this site being generated:
Based on the King William hint, the trees and relative scale of the other buildings I guessed that this was for the 399 King William site.

Site is now listed as being under contract with the listing last updated late June.
Would some some nice extra filler down that end of the city, guess it would be around 72m.

A few things don't seem right here.
1. the language
2. they are showing off plans before they have been sent in for approval which is very rare as it shows competition what you are up to
3. the buildings in the render do not exist in Adelaide - could be there to throw people off the location but they have already divulged that.
4. the design is actually quite amazing and not something I can see being built here in the near future
Hoping it is real and a DA is lodged soon.

It's a small firm and on the status they have said it's an early sketch. Looking through more of what the firm has done it seems like a big jump from their previous work so I'm now a bit more hesitant. So if they are "showing their hand" to the competition, GOOD. Maybe it will inspire the "competition" to come up with better, and developers/clients to demand better results.

Ok, as an exercise is this even remotely possible give then constraints of the location? The previous proposed development of a residential development wasn't great, with some very small appartments.
This time it looks commercial rather than residential. The site is what only 8-9m wide on the King William St frontage? Given all the building code requirements, escape stair/lift well sizing, transformer room etc etc does it even leave any possibility of a floor plan that may work and be saleable/leasable?
I guess the reason I am asking is I think this site is quite typical of many locations in the CBD. Great location, but a small site. Without combining with adjacent properties (sometimes not possible given heritage considerations) then are these land holdings ever capable of being utilised or the best we can hope for is open air carparks/existing low rise usage.

I hope to see something of that nature go up. The city needs more designs like this to help bring our skyline into the 21st century.

Application lodged for this site. Not much detail at the moment. I hate how the DAC always write "multi story". Is that 2 levels or 30. Its a bloody big difference!
