I have to admit I actually kind of like it.....

and those orange concrete bunker townhouses in front of it look much worse for me...

I didn't realise how prominent this would be, against West Terrace...

With more development around it, this could look quite unique... but as of now? :wallbash:

Are they planning to paint it?

I think it looks a lot better viewed from West Terrace than it does form Light Square. It is definitely a big step up from that awful Uni Lodge building near the corner of Waymouth and West Terrace.

It would be rather silly to go to the trouble of having visible aggregate in the concrete if they were going to paint it. Béton brut forever!

I don't understand how the State Gov can approve buildings like this? The Uni Lodge is another eyesore. And in a prominent location. That strip of buildings on North Terrace all need to be demolished. Such a prime location.

This I feel will look better with better, sleeker glass developments around it, to compliment it. Having said that I would have rather it didn't exist. I really hope the better developments do pull through to make up for some of the shite that we have seen these past few years.

The State Gov doesn't approve buildings like this. They appoint an independent commission to decide in accordance with the development plan the city council has determined.

Just because you don't like it doesn't mean it shouldn't have been approved. Other people, myself included, do like it.

But I do take your point that we should have stricter design standards. The design review panel process was supposed to ensure better amenity but I'm not sure to what degree if any that's been successful.

I quite like it too. It's like a sponge crossed with ancient Persian architecture. It's also bemusing how half the forum is split on opinions of the building

Which area on NT do you mean and which are the new buildings you don't like?

Regarding Norther Terrance, most buildings from the Stanford right down to West Terrace (with the exception of a few of course). This in time will change as development continues, I just hope they aren't in the vein of this or the Uni Lodge.

Ehh

All I want to see gone is the Stamford Plaza, or at least given a major exterior overhaul.

Doesn't it stand out like a sore thumb? Even against underwhelming neighbours, it still looks so dated.

Anyhow back on topic.

Notwithstanding comments in the Dwell thread about painting concrete, I think this one definitely needs it. The precast panels aren't uniform in colour and the differences in greys aren't enough to make meaningful contrasts with each other. Unfortunately, it just looks like a lack of quality control in prefabbing. I think this design could work if painted white and bright. Will wait and see. One more level to go from the looks of it so we will get our answer.

I had a good year looking at this in photos before seeing it in the flesh. It's a very different building when you stand beside it. I think it actually fits the street quite well which surprises me because it sticks out like dogs balls in photos.

It's interesting to look back at the earlier pages of this thread - the consensus being that the outcome of this building would hinge on materials and finish. Noting that such remarks are probably applicable to all buildings, I see the point... and you'd probably have to say it hasn't passed the test at this stage.

That said I'm a develop-dirt-blocks-at-all-costs kinda guy and if you're going to play around with designs I think this is the spot to do it.

Fingers crossed for some good street level activation, too.

That's a funny thing about this one; it fits the street, but go one or two blocks in any direction and it sticks out like a Doctor Who villain of the week's lair.
Exit on the right in the direction of travel.

A picture from Late today(5.40 pm 12/6/17) from near West Tce. Do not judge the colour or texture of this building because this picture was taken late in the day from some distance.
They were installing the precast panels for floor 16 this afternoon.
