Hopefully they number the core, so we can see definite progress. Maybe you could have a word to them Ben, as an owner and all!

I think it might be too late for that but hopefully.
The core seems to be rising about a level a week. At that rate it should nudge past the law courts just before Christmas.
The carpark at the rear is quite a large area and is only 4 levels (just 1 more to go). Once that is complete I would think the main tower will rise quicker.
I'm looking forward to seeing thew first of the glazing. That will give a bit of an indication as to the end result.

I just thought I’d let everyone know that Kodo rhymes with Phodo with a “ph” which is rather interesting when you think about it.
On a less serious note, I just notice that it’s going to blot out the Telstra building viewing from the south. I didn’t realise how in line it was. Also does anybody know if its apartments are fully sold out yet? At what percentage of occupancy does a developer typically start construction?

Usually the magic number is 70% but this depends if its being financed by the developers own money or a bank. If its the developer that may choose to build it speculatively although it would be unlikely. There are still some apartments for sale on realestate.com.au From memory it was about 85% sold.

That’s really exciting, in Australian cities each time a decent apartment goes up, foot traffic goes on the street which is great for the vibrancy if the city. I’ve just come back from China and they seem to begin building before the building has confirmed occupancy which brings in a real deadness to new districts as no one lives there. This is compared to some of the busy old Hutongs that have existed for centuries (some for Millenia) with thousands of people and hundreds of businesses.
Depending on the city (cities, economies and cultures seem to vary A LOT in China) , you can walk through whole districts with twelve 80m high rises and see maybe a handful of people. Adelaide seems to thrive on density.

Shots from yesterday. Interesting to see the neighbouring building is for sale as a development site, with a suggested height limit of 53m. It will be interesting to see what happens here, owners at Kodo could quickly lose their eastern views.

If the developers of Kodo bought it i believe there would be no height limit as they already have 1200sqm of land there ready for stage 2 at the rear. Not sure if they would be interested though.
Angas street will be quite different in a few years. Will be good for the Palldio apartment project to be revived too.

Stage 2 will cover the eastern side yah? Ben what do we know about this project? Is it to be larger than this stage? Same feel to the design?

it's to the southern side to the south west of Kodo. There is currently a carpark there. Last I heard levels were in the 20's and was a different product, more affordable price point but that was a while ago so it may have changed.
