Re the render on page 2, if it had actually turned out like that would be better than the cheap nasty outcome that has become evident now. Still not mind blowing design in that render, but the outcome is so far removed from that render, to render the render irrelevant to this finished product anyway. Should be some more accountability for finished product over what is proposed. North Terrace is one of the most beautiful boulevards in the country. If anything is demolished and replaced, every opportunity should be taken to up the ante on beautiful timeless design. This most certainly is not it.

Certainly looks pretty much spot on based on the render looking west down North Terrace on page 2 of this thread. Yes. Granted the render does say they are using a painted concrete finish, however the finish in the shots has a slight lustre, almost like the bronze cladding used on the convention centre. It will not be possible to get this super smooth lustrous finish with paint on concrete. The buildings this replaced were no beauties either, (although one did have a sort of 50's deco character) however surely we cant be happy with this outcome in this location.

I like the render more. It has a castle-esque appearance that suits the old buildings on North Terrace and so fits in well. The real thing isn't executed as well IMO.

I don't think it is bad BUT I feel, as others have said that North Terrace deserves much better. I think it is great so much is happening in the way of development, but we need to quality control some of the crap going up. North Terrace can handle the height, but it needs to be better than OKAY.

I'll join in the chorus and say I like this one aswell. It's grown on me over the last couple of weeks.
The eastern exterior has turned out better than I expected. Though that blank wall is screaming out for a large billboard, perfect exposure for advertising.

The building is probably the most safest design you could do. It’s not too “Soviet square” but also not too “capitalist crazy”.

The side blank walls suck but I don't hate the frontage.
It blends in with re rest of North Terrace. Yes I would have liked a better design but it isn't offensive either.
