[CAN] 207 Pulteney Street | 180m | 55 Levels | Mixed Use
[CAN] Re: 207 Pulteney Street | 195m | 60 Levels | Mixed Use
Is the plan still to announce it this year?
[CAN] Re: 207 Pulteney Street | 195m | 60 Levels | Mixed Use
I don't know the Client's exact timing, but they want to move forward quickly. It could be early Dec, but I assume early next year. The height means airspace approvals are required (OLS and RTCC), not just DAC. So the planning approval phase will likely take a lot longer than it did for Realm and Adelaidean which are under the RTCC (although their cranes will breach RTCC, likely for for 3 months, which is the max allowed on precedent projects in Syd/Bris/Melb).

I realise that you're largely embargoed on what you can tell us but!CDJ wrote: ↑Thu Nov 02, 2017 5:04 pmI don't know the Client's exact timing, but they want to move forward quickly. Can you tell us the uses for the building? Residential, commercial, mixture?
And can you tell us more about the overall external design materials? Glass, concrete, mesh, etc?

Major tenant and naming rights.............BHP! (just a guess )
[CAN] Re: 207 Pulteney Street | 195m | 60 Levels | Mixed Use
Has to be residential. If it were a commercial tower it would be among the tallest office towers in the whole country.wilkiebarkid wrote: ↑Thu Nov 02, 2017 7:08 pmMajor tenant and naming rights.............BHP! (just a guess )

Appreciate the update and for confirming the location. Good to have someone involved in the industry that is willing to post here.
Slightly devastated that the name DOMINATOR 1 will be scrapped since it brought me so much amusement, but in all honesty it's a good decision. Looking forward to hopefully seeing the design fairly soon. I'm hoping that the RTCC won't be an issue, as the Aeronautical Impact Assessment for the Adelaidean says that proposed buildings are not normally approved to exceed the RTCC.
I will post a future skyline update with this development on it soon, once I'm absolutely 110% convinced Realm has started construction and I can change it's colour (waiting for a piling rig). I will say that at 195m this doesn't appear super dominant from the north provided Realm and the Adelaidean go ahead, but it's absolutely massive from the south and east in particular.

I appreciate how hard it is to comment given your involvemt with this project but thank you for this info.
I truely hope it is on par at least with Realm in its design and it really blows Westpac out of the water. A modern sleek glass like finish would look and contrast so well against the concrete browns that dominate the city.
What would others like to see from this design?

...Hardly, there are at-least 40 buildings over that height at about 200-300m in both Melbourne, Brisbane, Sydney and Perth.Algernon wrote: ↑Thu Nov 02, 2017 7:21 pmHas to be residential. Mostly all residential though which was his point.
[CAN] Re: 207 Pulteney Street | 195m | 60 Levels | Mixed Use
Given the plot the building is on I'd love to see something like Deansgate from Manchester, UK.
[CAN] Re: 207 Pulteney Street | 195m | 60 Levels | Mixed Use
Assuming 4m floor heights which are standard, and no allowances for plant, the building as commercial would be 240m to roof. That would put it behind Rialto as the second tallest office building to roof in the country. With necessary extras like plant it would possibly be the tallest commercial building to roof and even beat out some of the spired buildings. Heh.
All a bit of fun but inconsequential. It's a residential building. Well, a possibly maybe residential building.

Hopefully it’s a yellowish colour to complement the big brown turd. This will be the tallest ie a number 1, Westpac would be number 2.Mpol03 wrote: ↑Thu Nov 02, 2017 8:09 pmI appreciate how hard it is to comment given your involvemt with this project but thank you for this info.

And since this imaginary building will no longer be 230m and not called dominator, I declare the nude base jump off the top null and void.
[CAN] Re: 207 Pulteney Street | 195m | 60 Levels | Mixed Use
Correction. Westpac will be the fourth tallest.
1. 207 Pulteney Street
2. Adelaidean
3. Realm
4. Westpac
Ignore those responses, your updates are very much appreciated on here. Keep them comingCDJ wrote: I've been refraining from commenting due to the response I received earlier in the thread. It should be obvious to a sensible person why a professional can't divulge project images or specific details prior to planning submission, especially for a project of this scale.

Possibly even 5th by then

Are we missing a proposal or does Ben know something we don't?
Even with just what we have currently proposed, our skyline is about to take a big change. I can't wait to be there to see it.
