[APP] 199-200 North Terrace | 85m | 20lvls | Mixed Use
[APP] Re: 199-200 North Terrace | 85m | 20lvls | Mixed Use
This is almost perfect. Builds the density and day time activity of the area but is set back and preserves the streetscape. Having a few hundred extra workers will kick things along on the street level. The small addition to the Galerie building is a shame. The addition to Bagot House was also a mistake but at least they're small. Gawler place would be great for laneway activation if it weren't for the hideous car park behind Gawler chambers.

This development doesn't look that dissimilar to the GPO. It is a slightly better design for sure, but even so I don't really understand how one can be so universally loved and the other despised.

You know, I was thinking exactly the same thing... They're very similar developments. My own defence is that I actually like the proposal at the GPO despite what everyone else has said. But a lot of those who have high praise for this are the same people who have trashed the GPO development.

Fingers crossed the carpark's owners either spruce it up or sell it on... Perhaps it could be incorporated into the Gawler Chambers development.

The location of the GPO is so prime it needs to be that much better.
Also, it isn't all glass and the final finish could not only look boring but bad. Based on what we have seen from render to final product, it could turn out to be a clunker. Here's hoping it disproves all of us.

How is this location not as prime as the GPO? If anything, this location is more prime... There are more people activating the North Terrace precinct and surrounding areas like Rundle Mall, Elder Park and soon the Festival Plaza where this will be visible vs. Victoria Square which at this point is only main points of activity are the events held in the square and the Central Market. That is not a defence for your disapproval of the GPO development. And furthermore, GPO is like 80-85% glass... Which who said glass was the better material anyway. There is really very little difference between two the two projects.Mpol03 wrote: ↑Tue Nov 07, 2017 8:49 amThe location of the GPO is so prime it needs to be that much better.

There are similarities between this and the GPO development. Though the design looks much nicer compared to GPO Tower 1. Tower 2 and the GPO revamp have promise though.
I think the biggest problem is that the entire 'City Central' project was hyped up as a game changer for Adelaide and yet it's turned out to be one massive let down. I'm also pretty sure the location of GPO Tower 1 was once earmarked for a 100m+ landmark building, so to see an ordinary box take it's place is very disappointing.
Going back to this development, I think the most exciting thing is the large retail element. For years we have heard constant rumours that these stores (H&M, Uniqlo, Zara, Louis Vuitton, Prada... the list goes on) have Adelaide on their radar, but are struggling to find any suitable locations. This latest proposal solves part of that problem.
It also brings activation of Gawler Place, and expands North Terrace as a premium retail and tourism precinct.
I'd love to see that hideous monstrosity demolished, especially with Gawler Place soon to be revamped.

The carpark is owned by the ACC.Patrick_27 wrote: ↑Tue Nov 07, 2017 1:58 amFingers crossed the carpark's owners either spruce it up or sell it on... Perhaps it could be incorporated into the Gawler Chambers development.

Is it? I thought Gawler Upark was leased from the building's owner? I could be remembering wrong or things may have changed.

You could be right. I just always presumed it was owned by the council considering it's a Upark.monotonehell wrote: ↑Tue Nov 07, 2017 1:07 pmIs it? I thought Gawler Upark was leased from the building's owner? I could be remembering wrong or things may have changed.

This is filling in some density and doing it in a graceful way, the GPO is a giant box sitting on the street.

The difference is in the way they frame their respective heritage buildings. The GPO development does that particularly poorly, and it's especially noticeable as a prominent corner site.

As much as the Myer Center is an ugly POS the one thing it does well on North Terrace is how it blends in with the older structures, I'm happy to see this same type of thing spreading down North Terrace.

Your joking of course. The Myer Centre is an absolute disgrace. A visually hideous and jarring, cheapskate monstrosity - and that's putting it in polite terms.
I mean what's with that stupid clock tower FFS.
If there is one prominent building that should be razed it's that one IMO.

I think you misread what Nort wrote, Mr Smith. He somewhat agrees with you.Mr Smith wrote: ↑Tue Nov 07, 2017 4:15 pmYour joking of course. The Myer Centre is an absolute disgrace. A visually hideous and jarring, cheapskate monstrosity - and that's putting it in polite terms.
