Hi all,

I am thinking of buying in as an owner-occupier. From what I gather, it seems like a good project talked about a bit, and also more in the residential part of the CBD.

I've looked at others such as West Franklin but the surrounds and mixed use is a bit of a turn off. Alto seems a bit the same, although a question mark over whether it will go ahead.

The strata is ~$500 /quarter - about average, pet friendly, and mostly owner occupier (or so I've been told). Would get some stamp duty concession and the 5 year city council fees offer, which is good.

Just seeing if anyone has any advice or alternative projects that may be good? I am only looking at a one bedroom, trying to get one with most value but still liveable. So far I've looked at 3 or 4 but seems one of the best so far. I am not really in a hurry, and fine if it is yet to commence construction.

I've bought one here and it is mostly owner occupier, they have regular catchups throughout the year where you can meet other purchasers. The reason I chose this building was almost entirely for the location being a quiet part of the city yet close to the markets and Gouger.

There is East End apartments - but this is on the cheaper end with air cons on the balconies and individual units in each room.
The Rymil apartments - could be good but that is some time off yet as it hasn't even been approved.
Opus - The most expensive on the market at the moment and not what i would personally perceive as good value.
Monument - corner of rundle and east terrace. This hasn't been launched so i don;t know pricing or quality but good location.
One Adelaide - the quality is questionable based on their other projects which included a large portion of NRAS apartments.

It would depend on when you'd like to move as a lot that haven't started, also haven't gone to market so is hard to know their price/quality.

Kodo is releasing stage 2 soon which is at the rear of the current site close to Carrington. If you like the area you might like to consider one of these as it hasn't gone to market yet you would get first choice.

Thanks so much, good advice. In terms of dates, a year or two away is one hundred percent fine.

Exactly, quiet part of the city yet close to everything. My only hesitation is the school (noise/children/rubbish/sirens/choked roads and horns at drop off, pick up times) across the road, definitely want to be as far away from that as possible.

Stage 2 sound really good, thanks, I'll definitely ask about that! Hopefully, maybe, can get a corner apartment.

I think the capital growth might be good too for the city in general after being flat for so long.

If you want to buy in to a large development you need to be sure it's going to be a desirable owner occupier area. Reason being simply that the high rises in questionable areas get swamped with Oaks and other hotel/managed apartment providers who view your home as simply next cab off the rank for their buying spree.

Are you talking about St Aloysius? Unless things have changed after the last development there, most of the drop off/pick up happens along Chancery Lane, rather than on Angas Street.

Yep that's the one! When I used to work down there a few years ago, it used to get banked up out the front of the school on Angas st with the parents blocking in people trying to get out (hence the horns). I think they're meant to park in the allocated parking spots with their placards, but not 100% sure. On wet or hot days particularly they just didn't have the time or patience. Hopefully things have changed to make picking up/dropping off easier and less obstructive.

Thanks, questionable areas being like the west end? When I was talking to the West Franklin people, they were saying how Oaks is part of the development. The idea of sharing facilities with tourists isn't that appealing.

The West End, IMO, yes. The area is rising out of gravel car parks and doesn't have much in the way of amenity or social infrastructure yet (bar big ticket items like universities which are more attractive to transients). If you wanted to buy there it'd be on a generational view of the area. In the near term a few 15 storey tower blocks flanked by 1-2 storey warehouses and commercial buildings aren't exactly community building. Just my :2cents: worth. Maybe something like Bohem would fare better with its proximity to the markets.

According to the window supplier the first glass should start to be installed late next week. The glass is doubled glazed and almost clear (ie not tinted any way).

The first windows are on level 4. The windows are ok but the grey panels look a bit ho-hum. Perhaps I wait to see the upper levels from level 6 onwards. The crane will need a rise in height as it only just clears the core. Pictures Saturday 17 Feb 2018.
