Charter Hall rocks with BHP in Adelaide tower deal

Charter Hall is close to securing a substantial pre-commitment from Australia's biggest miner, BHP, for its $250 million office redevelopment next to the Adelaide GPO.
Work on the 19-floor GPO Exchange is already under way off the back of a pre-commitment from the South Australian Attorney General's department last year for the tower.
The government agency took out about half of the 24,500-square-metre redevelopment around the historic GPO.
The pre-commitment from BHP is understood to be in the order of 10,000 sq m.
The tenancy, if finalised as expected, would take the building to close to 90 per cent full, vindication of Charter Hall's decision to get started last year in a market where major leasing deals are less frequent.
BHP already has a much smaller presence nearby on Grenfell Street.
Multiple hubs
The larger tenancy in the new Charter Hall tower is expected to accommodate a new high-tech hub that would be used to direct operations at the massive Olympic Dam mine.
Known as an IROC – integrated remote operations centre – BHP has already set up similar tech hubs in Perth and Brisbane to manage mining operations in those states.
While Olympic Dam has legendary status, it has been a long-time underperformer for its owner.
But last November BHP unveiled an ambitious plan for expansion at the South Australian mine.
The latest plan for Olympic Dam would expand surface infrastructure including the smelter, mill and refinery while unlocking higher volumes of higher-grade copper ore from the mine's southern area.
A high-tech hub in Adelaide could effectively transfer much of the labor potentially involved in that effort from the dusty fields at Olympic Dam into highly-skilled workforce in the centre of Adelaide.

They were still pumping concrete at 9pm tonight. This could go up pretty quick given the long hours they're putting in.

in reply to Ben's last post re BHP - I am really encouraged that something is finally going to happen. With ther developing medical precinct and the recent ship construction deal SA looks to be coming out of 'the valley' of death earlier and better than I expected. Such buildings as this (and flow on's) suggest big CBD development ahead!!!

Caught a cheeky hide and seek match with a few of the boys on site. Stuart didnt realise the boundaries were the big dug out hole so while everyone was looking there, Stuart thought he outwitted them with hiding in the yellow plastic things.

Well I guess those on the eastern side of the new ATO office that are now enjoying sunlight will soon bemoan a blank wall. I wonder how that will affect their already flexible flexitime?

BHP will relocate its Adelaide headquarters to a new state-of-the-art office building next year after signing a long-term lease with naming rights

BHP will relocate its Adelaide headquarters to a new $250 million state-of-the-art office tower next year after signing a long-term lease at the historic GPO precinct.
The mining giant has also secured naming rights for the GPO Exchange building, which will see the company’s logo emblazoned on the 20th floor of the A-grade building.
Construction of the tower commenced in September, with completion expected in the third quarter of next year.
BHP will take up around 10,000sqm in the new building as part of its 10-year lease agreement with developer Charter Hall.
BHP Olympic Dam asset president Jacqui McGill said the company would continue to operate from its Grenfell St base until the new building was completed.
“BHP is very pleased to have secured a position in an iconic location in the heart of the Adelaide CBD, and we look forward to seeing the BHP logo on the city skyline,” she said.
“As has been the case with our office premises in Melbourne, Perth and Brisbane, this new space will feature state-of-the-art technology and include a modern design that supports BHP’s diverse, inclusive and flexible work culture.”
The BHP deal follows the state Attorney-General’s department 12-year commitment to around 12,000sqm in the GPO Exchange building.
Together, the two tenants will accommodate more than 90 per cent of the building’s office space.
Charter Hall office chief executive Adrian Taylor said the 24,500sqm building would include 19 floors of A-grade office space, a new ground floor foyer, “club style” end-of-trip facilities and 71 car parks.
“We are proud to continue our partnership with BHP who have been a long term tenant customer at our 171 Collins St building in Melbourne,” he said.
“The commitment of both BHP and the SA Attorney-General’s department is a strong endorsement of the quality of this technologically advanced development.”
As part of the GPO Exchange project, the heritage listed Telephone Exchange building will be refurbished and upgraded, providing additional boutique office and retail space.
Local developer Greaton has also lodged plans for a 16-level hotel behind the State Heritage listed GPO building, which is set to become a retail and dining hub as part of the redevelopment plans.
The Advertiser understands Greaton, which is currently building West Franklin - the city’s biggest apartment project - is in talks with upscale US hotel chain Westin to operate the new hotel.
Premier Steven Marshall said the new State Government was taking an “unashamedly pro-business approach” to reinvigorating the state’s economy.
“Today’s announcement that BHP, one of the world’s largest mining companies, has made a ten-year commitment to its commercial operations in South Australia is positive news and highlights a renewed sense of long term optimism in our economy,” he said.
