Given the location, height and surrounding buildings, many people will only see one side of this building anyway.

Reading through the planning application, the Government Architect is pretty critical of the proposal suggesting the architectural expression should be wholly reconsidered. The application did not participate in the pre-lodgement design review. But it's recommended for approval.

Interestingly, with regard to the eastern boundary, the proposal builds to the edge for only the front (northern) 12.75 metres (roughly 37% of boundary) and is progressively set back thereafter. The Government Architect acknowledges the amenity issues for Oaks Embassy but supports it in view of the 'city wall' benefit to North Tce. The Council claims there should be a minimum set back of 3 metres per the development plan. I guess without public notification the neighbours won't get to say what they think.

It looks like once this is built, it'll look like it's already been a part of the skyline for at least the past 15 to 20 years. Kind of like the new North Terrace student apartments but blander. Even a more interesting roofline like its neighbours could do a lot for this building I feel.

I suppose it's likely to go ahead too if they've got Quest down. Should it be built, it'll probably go down as one of the more forgettable highrises to have gone up since this site launched.

I seem to be out of step with the majority here - I think I like it when there is an almost uniform facade across multiple buildings in the city.

Some people seem to never be happy - there was criticism of the Convention Centre on this forum for having a variety of quite different northern facades. Here we would have a collection of similar facades and people still aren't happy (maybe a different part of the S-A community?)

It has nothing to do with people not being happy and everything to do with poor design.

The convention centre could have looked great in three styles had each been up to par with the first stage. Which unfortunately they were not. The facade for stage 2 is an absolute joke.
Given its location and the fact it is one facility, having a striking, uniform design that continued from stage 1 would have been the best outcome. This proposal, however, is a separate building altogether. It SHOULD be different. This isn't Paris. There was no foresight here to keep any of the designs uniform. What we have been given is a bland piece of crap. Lets not sugar coat this.
The buildings that surround this are quite dated and were never great designs, to begin with so, now all of the years later, they want to try and match the facade, to two already basic looking buildings? I'm sorry but we can and should expect a lot better from proposals of this nature. I would rather wait and not have something like this built. It's in such a prime location.

This is a random group of buildings that I photographed in Melbourne in June this year. These buildings front the Yarra river in the south west of the CDB .They contain office buildings and apartments. Any comments? like yes /no?

This will give dwell a run for its money in the looks department, dwell may just pip it on account of it being in a highly visible location. Very uninspiring, and like others have said once complete you would think it had been there for 20 years already.

It's a Quest, what did you guys expect, something out of Dubai or China or one of the modern glass towers of Melbourne?
Quest is as bad as Mantra. There's a reason there's so many of these hotels along with Oaks everywhere.

However, I would have thought, being sandwiched between two Oaks, they would have gone a little taller, you know...a bit of a .... measuring contest.

Not sure what the big deal is. It doesn't look any better or worse than the Quest on King William south. IMO it's a good filler for that space that otherwise we wouldn't have cared much about.

I agree. If it was a standalone tower it would be an abomination, but sandwiched between two other buildings it doesn't really bother me.

Not necessarily. The planning approval for the project is tied to the property, not to the owner of the land.
