I dont want to dash everyones thoughts here, it has been approved, but no tenant has been found yet to secure construction of the building. On top of the 18 months construction time, we still have to wait until someone(s) secures tenancy to fill up the floorspace of the building. By Adelaide's standards, 30,000sqm is a lot, and it will take a while to fill. This is not Brisbane sadly, where every project just about gets snapped up and going instantly. But at least we know the promise is there that it will eventuate and change Adelaide.

Let's look at the positive side - it has set a precedent for future building designs and for ACC approvals.

It would be good if this gets higher, so it can completely block out Westpac. This has started to restore my confidence in the ACC.

Currie St and especially Adelaide badly needs this.

$100m tower for Currie St

A $100m hi-tech office tower on Currie St has been approved on the condition the building's curved glass facade doesn't produce excessive sun glare.

Last night, the Adelaide City Council's Development Assessment Panel unanimously approved the 123m, 30-storey glass tower as long as the applicant, Lilly Nominees P/L, considered the "impacts of sun glare" from the curved facade on motorists and pedestrians on Currie St.

The building will also have to prove its five star green energy efficiency rating. It will replace Arturo Taverna's hair salon.

The Advertiser's reporting on this is a disgrace. I suppose it is to be expected. I can't believe it wasn't even in the paper today. Or at least I didn't see it when flicking through. The small article on AdelaideNow is a joke. Hell I would have written them an article for free at that time of night if they were worried about paying someone to do it. What a joke!!!

Yes finding a tenant will probably take a while but the main thing is this has been approved. I didn't think we would get past that step to be honest.

Hey Guys,

Sorry I couldn't make it on earlier.

The meeting was great it's actually amazing how it all works.

When it was brought up initially Michael Harbison said "I'd like to move this now" before anyone even made their repesentations which was a good start and then the chair said sorry there are people to speak so they all spoke. There was about 4 people all with various concerns. It's interesting to note another 6 people withdraw their comments. One of the people who spoke owned the apartments at 31 Gilbert place but as someone already reported they are under contract now and as such they withdrew their objection.

Then once that had completed it was the rep for Lilly Nominees who spoke and gave a rave review of what they have read from sensational-adelaide.com aswell as skyscrapercity.com (so guys yes they do actually read our comments :D). One of the councilors asked if they had any discusssions regarding the leasing of this development and the response was yes over the last 18 months they have beeen in favourable talks with many firms so that is also positive. They also mentioned they wanted to set a new benchmark for Adelaide architecture after box proposal after box proposal he said his firm had had enough and hopes this building to "up the ante" and improved building design in Adelaide. He said "Any new proposals will have to meet the architecture of this building or exceed it in order to remain competitve which can only be a positve for the city of Adelaide".

Then it was up to the councilors to talk amongst themselves and this is where it got amusing. Juduith Brine and Rob Cheeseman and another man I forget his name all had concerns about the suns rays from the cantilevered section. They were worried what effect it would have when people turn into currie st. Harbo's comment was " You are over reacting i seriously doubt people will be getting fried as they walk down currie st". Everyone laughed at his comments because it was very unexpected but he obviously felt strongly about this development.

I must also commend Anne Moran I look at her differently after how she acted in this meeting she was 100% behind it and thought it would be fantastic for Adelaide, and did not have one concern.

Judith Brine in her final speech mentioned she has been extremly unhappy with the amount of proposals coming before the DAP that are above height limits but this one has very high merit.

The gallery was full and people had to stand, there was a very large amount of interest in this proposal and once approved there was only about 10 people left for the remainder of the meeting. Good to see so many people interested in developments in Adelaide.

Overall I've got a much much more positive outlook on the DAP with some concern about Judith Brine still but they all supported this development and for 5 out of the 6 the height was not an issue at all.

Hope I haven't forgotten anything.

Yes Judith has been a problem for other developments too. The fact that the developers mentioned the two development forums is great :D Good to see people recognise there are some pro-development people in Adelaide. We are not all NIMBYS.

It sounds like everything went nice and smooth. I gotta admit if this gets built it would look simply sensational!

Not to understate the importance of this site, however i was amazed that reference was being made to comments made about this site. Therefore, to owners, moderators and all of us should be commended by their professionalism and willingness to nurture and cultivate this site.. Well Done!!

A Question that i have for the more learned people on this site and within this forum, does anyone have any idea as to who would lease the building as a whole, or which companies are currently looking for new quarters??

Are you wondering who will get naming rights or what the building might be called?

I hadn't heard of it being called the "Heart of Glass" before, don't know if this name will stick or not. The big black building in Grenfell St is still called the Black Stump after a couple of decades, I think it's official name was/is "The Grenfell Centre".

Hard to tell who potential tenants may be, as that sort of detail is kept confidential until negotiations are completed. Possibilities include:

State Government - Possibly TransportSA if they decide to revamp their moving plans, although the rent could be a bit steep for them.

BHP - Their lease runs out later this decade on their current building and it is a poor standard building for such a large company.

Banks - NAB and Adelaide Bank have been rumoured to be searching for space.

Others - I am sure there are a fair few other companies searching for space at the moment.

Of course in terms of other large office towers City Central Tower 8 is also seraching for pre-commitment and other smaller projects are also searching so who knows what will happen.

Well I can confirm there is NO A grade or premium office space available in Adelaide as we have been looking for months to no avial. CC2 is fully leased and there is no office space coming onto the market before October next year other than SA Water which i believe is already fully leased as well. There is real demand in Adelaide and what our firm and many others may have to do is secure a B or even C grade office for 12- 18 months until some of these developments are completed. I have no doubt whatsoever they will be absorbed.

I would imagine there would be a lot of interest in leasing this building. It will be Adelaide's premier corporate headquarters. CCT1 is currently Adelaide's premier corporate HQ, and that building is 100% occupied. I wouldn't be shocked if the state government decides to pay the extra rent and move Transport SA into the building. Although it may cost the state government more in rent, I am confident that the strong positive symbolism of such a building becoming reality would make up for it in other ways.

Also, with the expansion of mining in SA, it would not surpirse me if BHP decided to increase their corporate profile in SA. Furhtermore, whislt I am not 100% sure, I think BHP has grown out of their current HQ at 55 Grenfell Street, and is now leasing space at 99 Gawler Place. It would make sense to have all staff at the same location.
