Yeah, the 199-200 North Tce proposal is high on my wishlist for the city too, although more for enlivening the Gawler Place link to the Mall than anything it'd do for North Tce. Ideally, 203 and 199/200 would be consolidated sites to truly transform North Tce. No surprise really. the thing with these types of building is they have almost always been of poor design and cater to a large amount of people in a small space who are there temporarily and do not care about the surrounding environs.Alterations and additions to a State Heritage Place and a multistorey student accommodation tower.
I'll await the renders before i start screaming but this should in my opinion be an up market shopping precinct.

Good design, upmarket shopping and student apartments needn't be mutually exclusive though I'll admit our city's track record doesn't inspire confidence. A silver lining might be that, as student apartments, this building won't require car parking nor balconies (which in many recent developments have become polluted with laundry, storage and ugly furniture - not ideal for a North Tce vantage). If the design is as bad as the last proposal they may as well just bash the heritage building down. If that had gone ahead the tackiness of it would have basically destroyed any heritage value anyway.

Any idea who the developer is? I’m surprised Le Cordon Bleu (next door) didn’t buy it as this student accom. building would partially block the view of the proposed towers to be built behind it (if it ever happens).

Agreed. If it's a student accom we aren't going to get something amazing, but at a minimum the standard of the Urbanest Adelaide Uni accommodation should be required.

If the design was something along the lines of the Hines Twin Street proposal, that would be great. Due to the highly prominent location of this tower, I'd hope there's some decent architectural expression here.

Glad this one isn't slipping through the cracks. The heritage building is beautiful but empty and needing to be used.

I have been involved in Adelaide developments for over 20 years, and this is by far the worst proposal I have seen.
It is a cheap, vile, monstrosity, that belongs in some third world communist hell-hole. Most definitely not on North Terrace!
