Why is it all wood for? It looks so cheap. I know there will be cladding but even so, the rooms look like student Accom sizing.

The wood is likely some kind of membrane/weatherproofing layer. The internal wood is possibly used as a substrate for some kind of special internal lining that isn't plasterboard, such as acoustic paneling, which would make sense for this scenario being right next to the loud oval.

This would be my guess...

CLT, it is an ECO way to build which is attractive to the operator. Lend Lease have done similar in Sydney

I actually like the wood, even if it is the final finish. Something a bit different than just concrete and glass. It adds a nice texture and natural finish.

Cross laminated timber provides strength and has the benefit of being a fast build. Many smaller apartment projects use this technique as well - Lightsview for example has a few. Will have to wait and see if the final cladding layers do this development justice. The guy I spoke with on-site said they are running on-schedule.

Does anyone know how they achieve the min fire rating requirements? Are there any firewalls etc between rooms (as it doesn’t appear so)?

Yes, there is some kind of sheeting between the walls and floors. I presume FC or a hebel product. I couldn't get close enough this morning to get a close up photo
