News & Discussion: Low/Mid-Rise CBD Development
Re: Low to Mid-Rise CBD Development
There seems to be abit of confusion between 'car yards' and 'car showrooms' which happend last time when this issue was brought up.
I think car showrooms on west tce are good, aslong as they are of a good standard such as this proposal, the BMW (west Tce), Mercedes (Sir Don Bradman).
I do however think the car yards should be fased out evenidentially and also crappy showrooms like the lexus 1 haha.
West Tce Doesnt seem to be getting much action developement wise at the moment, there's the old rockclimbing shed still there, next to it the old office furniture building, 2 blocks of land next to liquor land!! what a waste! Developement like this will get the ball rolling on the rest of West Tce.
now a question. Where is this actually going to be? Where CMI showroom and Lexus is?

Re: Low to Mid-Rise CBD Development
The 8 level apartments on Flinders St are now under construction. Walked past today and they were taking away the last of the building that once stood there. this is right behind the Tivoli apartments so hopefully another crane in that area soon.

A 6 level building at 73-79 Light Square, containing 20 residential apartments for homeless and low-income people will also be granted planning approval next Monday.
From the ACC:
A $47 million plan to build 260 student apartments in the City has been approved by the Adelaide City Council’s Development Assessment Panel.
Lord Mayor Michael Harbison says the Gouger Street project will deliver much needed housing for the increasing number of students choosing to live and study in the City.
“The Adelaide City Council and the State Government have had great success in attracting increasing numbers of students – especially from overseas - into the City to study at our tertiary institutions,†says the Lord Mayor.
“One of the great challenges to maintaining this growth is the availability of quality student housing, and this proposal delivers a significant boost to housing options available for those students considering a move to the City.â€
The development involves 260 mainly one-bedroom student accommodation units on the eastern part of the site, as well as a gymnasium, library, cinema, tutorial rooms, a common kitchen and laundry, an outdoor courtyard and secure bicycle parking.
The proposal also includes more than 40 one and two bedroom residential apartments on the western side of the site, ground floor commercial tenancies, and 129 car parking spaces.
It’s proposed to use a combination of gas and solar energy to generate hot water through the building, while stormwater would be collected in 30,000 litre rooftop tanks to be used for the building’s toilets.

Common Ground housing project gets green light

A proposal to build 60 apartments for people who are homeless or on low income in the former Sands & McDougall printing warehouse in Light Square has been given the go-ahead by the Adelaide City Council’s Development Assessment Panel.
Common Ground housing is a new concept introduced to South Australia by former Thinker in Residence Rosanne Haggerty. It is an integrated tenancy mix of people dependant on welfare, students and low paid workers. The integration helps to avoid segregating welfare recipients and people who have been homeless.
Common Ground Adelaide’s $4.7 million proposal involves refurbishing and adding an extra floor to the State heritage listed building on the corner of Light Square and Waymouth Street to provide 10 apartments per floor.
The proposal also includes constructing a new six-storey building linked to the existing building, incorporating ground-floor office and communal space, as well as four apartments on each of the first to fifth floors.
Lord Mayor Michael Harbison says the project will make a significant contribution to housing availability for people who are homeless or on low income in the City.
“The Common Ground proposal is a real breakthrough for the City, as it will provide much needed housing opportunities for homeless people and low income earners in a mixed tenancy environment. This social integration will have a positive impact on the tenant and on surrounding areas,†he said.
Acting Housing Minister John Hill says approval by the Council’s Development Assessment Panel is a welcome step.
“We look forward to the Common Ground Light Square project being completed by the end of next year,†he says.
Common Ground Adelaide expects half of the proposed new facility will cater for people who have previously been homeless, and half will cater for people on low incomes.
Formed in July last year as a partnership between the State Government and South Australian business and community leaders, Common Ground Adelaide is based on the non-profit housing and community development project founded in New York by Rosanne Haggerty.
The Common Ground model is to take derelict or underutilised buildings and turn them into affordable apartments or accommodation for low income earners and people who are homeless, incorporating a range of support services on site.
Re: Low to Mid-Rise CBD Development
I have found an image of the proposed community housing development that will be constructed on Whitmore Square. The building being developed by the ACC, will contain 27 residential apartments and retail at gound level. The building is expected to be complete by August 2008.
Re: Low to Mid-Rise CBD Development
Looks like it has already been abandoned. It's certainly different...
Re: Low to Mid-Rise CBD Development
The 5 level mixed use development at 171-209 Gouger Street looks like its under way. Walked past on my lunch break and noticed that demolishion has begun. The internal fittings have been ripped out of one of the buildings, and a few trucks were in there getting rid of all the rubbish. Think this one will go down quickly.

Re: Low to Mid-Rise CBD Development
The extent of new student accommodation buildings proposed for Adelaide's CBD seems remarkable.

I am not sure if this building is significant enough to warrant its own thread.
