We know part of this will be a hotel so maybe they are just organising an operator first before they start. On that, what brands are left that we don’t have here or coming as yet? I’m thinking it could become a Sheraton, Shangri-la, Langham, Marriott, Ramada. Thoughts?

I have heard that the hotel component here is intended to be a W hotel.

This would require change in the RTCC which is controlled by the Federal Government (CASA/Airservices). Heights for Realm, Adelaidean, 75 King William, 80 Currie and Central Market Arcade are all dictated by the RTCC, hence they are all nearly identical. I’ve seen you post the RTCC being lifted and there being a lot going on behind the scenes. I am curious when they build multi-storey airport hotels/buildings [basically metres from a runway], do they throw away the rule book or how do these get assessed ie only if not under any current or future flight path?

Timeframe is unclear, but discussions are progressing well. In the location of 75 King William, the PANS-OPS isn't much higher than RTCC. Adjustment to the RTCC would help a lot on the east side of the city, but have minimal effect on the west side where the PANS-OPS governs.CharlSx wrote: ↑Wed Jan 08, 2020 3:03 pm

Given that all of the recent large developments have been built up to the RTCC and some (probably all) would have chosen to go taller if they could have, it is logical to assume that future developments will go taller if the RTCC is adjusted to allow it.

In 2018 the State Commission Assessment Panel approved plans for a 132 metre tower at the site, initially designed to incorporate a hotel, apartments, retail outlets and offices.
Architect and development manager Guava Lime later completed a redesign of the project, removing the apartments, offices and retail components.
“We did a complete review of the building late last year and that review centred around the pre-sale of apartments and also how it might work as a mixed-use building versus a pure hotel,” Guava Lime director Michael Loucas said.
“The building is a much more simple proposition now and it won’t get caught up in things such as pre-sales or pre-leasing which is notoriously hard with offices – it takes out the risk.”
Mr Loucas dismissed any concerns about the impact of the COVID-19 pandemic on international travel given it would be close to four years before the hotel’s opening.
“We’re finding more forward thinking clients are thinking beyond the current narrative and looking to the future.”
Developer, Sydney-based Equinox Property, said the Wyndham Grand brand was the “perfect fit” for the development.
“With its prime position and impressive stature, this hotel will become a new symbol of prosperity for the city of Adelaide.”

So the entire thing will be a hotel now? Wow, brave move! But it will also speed up the process and will hopefully ensure that it doesn't take as long to get started as the Sofitel development.

I don't feel like we lose anything if this is 120m. I never really felt this thing was likely to get up, so whatever we get feels like a bonus to me.
Getting a wyndham is a good get btw. Hopefully they take enough of the market that the new Hyatt dumpy piece of crap never gets up

The projects Guava Lime have been involved with generally haven't mucked about, so that gives confidence this will get up.
The article mentions opening is still four years off, which would seem to suggest this won't start until late next year at the earliest. Could be interesting sight on KWS if Southern Cross is underway at the same time.

Has anyone seen the plans as I am curious if there is car parking and/or a drop off/pick up area for taxis/buses/vehicles ie a Porte cochere?
