I disagree. Realm turned out great, and that was an Australian investor. The same goes with the Central Market Arcade.citywatcher wrote: ↑Tue Jul 27, 2021 9:34 amProbably closer to the markrev wrote:There's good odds it'll turn out cheap looking.Patrick_27 wrote: ↑Mon Jul 26, 2021 10:02 pmAnd right there in this article is my reason for being somewhat skeptical of the quality of the final product... $72m price tag for two 108m buildings.
Advertiser price tag aside, its a prime location and entry to the city. If anything actually gets built this time. I wouldn't be surprised if there's another 2 or 3 proposals in the coming years before an unimaginative stumpy square box is built.
Only an overseas consortium will build anything of AAA quality here

That cost seems a little low, but there's no context for where the cost comes from and this is really just one tower that splits into two sections. Despite being "two towers" it seems like it would have a lower floor area than something like the new Sofitel.

Yeah but Realm didn't cost $36m and Central Arcade not built yet to judgeNorman wrote:I disagree. Realm turned out great, and that was an Australian investor. Obviously it's a few years now since Realm was announced, but wasn't that announced as a $100 million build? Doesn't seem terrible for a tower 3/4 of its height to have 3/4 of the cost if so.

Realm looks nice. But let's be honest, that's by Adelaide standards and there isn't much else to compare it to here.Norman wrote: ↑Tue Jul 27, 2021 10:01 amI disagree. We're starved of quality tower designs. Globally it wouldn't really stand out as much as it does here.

Yeah but theres plenty of people in Adelaide who are proud of their out of date views on things.rev wrote: ↑Tue Jul 27, 2021 6:07 pmRealm looks nice. This was approved. Massive step towards taller buildings across the cbd.
[PRO] Re: 1-8 North Terrace | 108m | 2 x 32 Levels | Apartments
Maybe approved, but we've seen hundreds of things approved on this forum that never got built. How confident are you of this one going ahead?

I think it's more the approval that's important here - as this proves the current height limits based on air traffic are not set in stone.

Pretty stupid to think that because it's three quarters the height it should be three quarters the cost. How tall should the new RAH be then?cmet wrote:Final price for Realm was touching 150mNort wrote:Obviously it's a few years now since Realm was announced, but wasn't that announced as a $100 million build? Maybe someone can correct me on this, but I recall that the planning fees for a development application correspond to the value of the development. This might explain why developers always try to quote the lowest price possible, even if it doesn't correspond to the actual cost of building the development.
[PRO] Re: 1-8 North Terrace | 108m | 2 x 32 Levels | Apartments
Correct, however it is a bit obvious it is a flawed system.
It should correspond to the size of the size of the development so something like the gross floor area of the proposal.
I'm just pulling figures out of thin air for arguments sake, so hypothetically something like $10 per square metre for a 30,000sqm development would equate to $300,000 in planning assessment fees.

For a rough ballpark comparison for two buildings where the floors are regular and repeat most elements it seems a lot less stupid than trying to compare a residential/hotel tower to a state of the art medical facility but you do you.citywatcher wrote: ↑Fri Jul 30, 2021 8:33 amPretty stupid to think that because it's three quarters the height it should be three quarters the cost. And we were comparing two projects of primarily the same purpose
So dumb
