It's suitably modest by looks ok. Considering the need for affordable housing, could be taller. For those who dislike the Atira student building, it should go some way to obscuring it.

That's a nice looking building. I like the use of brickwork to cover up what is essentially a carpark (not ideal, but necessary as per planning regulations).

Off topic - I can see why developers want higher height limits or removal entirely on parklands frontage development sites like this one. It'll never happen, but particularly in the south east of the CBD, technically CASA airspace regulations would allow 300m+ to PANSOPS. The views there would be absolutely incredible, of the skyline looking north, the whole of the Adelaide Plains and parklands on your doorstep. That'd fetch a fair penny more than the selling price on these low-mid rise developments.
Any views and opinions expressed are of my own, and do not reflect the views or opinions of any organisation of which I have an affiliation with.

It’s for a 7 level student accomodation building with restaurant tenancy at ground level.

This was what was originally approved (ACC as <$10 million):

I'm fairly certain the design has changed as I know someone who was looking at leasing in it, and the mock ups looked... better.

That’s good news. These streets off of Gouger are perfect for more low to mid rise. Would give the area an even more cosmopolitan feel.

It's unfortunate to lose the villa from that row as it's a lovely streetscape contribution. But it hasn't been given even local heritage status. I suppose I can't be too sad as Adelaide is not shy of similar examples, and the development is for a worthy cause.

These villas add to Hutt Street's uniqueness and it's a shame to lose more of them. We tore down a two similar properties on Hutt St a few years ago only for the project to fail, and we've been left with mess for years. https://www.google.com.au/maps/@-34.927 ... 8192?hl=en
