Vibe Hotel tops out while Little National Hotel given green light
Adelaide is in the midst of a hotel construction boom, and two major projects are set to add hundreds of rooms in the city after reaching key milestones.

Adelaide’s hotel building boom is rolling on, with a major project in the East End reaching a key construction milestone and another on North Tce given the green light by the state’s planning authority.

The $45m Vibe Hotel on Flinders St is on track to open early next year following a “topping out” ceremony held on Thursday to mark construction reaching its full 18-storey height.

Offering 123 rooms, the hotel will also feature the city’s first “suspended sky bridge pool” linking the new tower with the neighbouring ONE apartments building.

It will be operated by international hotel group TFE Hotels.

TFE Hotels director of development John Sutcliffe said the new hotel would accommodate business and leisure travellers, and would support the line-up of events held in the city.

“We have no doubt that this hotel will be a great support as Adelaide continues to grow their space, health, government and defence business builds in the coming years,” he said.

“And together with a great line up of new hotels in the city, it will also provide a substantial boost to local tourism experiences.

“Here in the east of the city, Vibe will also offer Australian-style hospitality in the thick of the local sports and arts scene with the Adelaide Festival, WOMAD and of course the Supercars.”

Meanwhile a rooftop bar 23 storeys above North Tce will form the centrepiece of a new high-rise hotel which secured planning approval last week.

Canberra-based developer Doma Group is bringing its Little National Hotel brand to the North Tce site, between the Oaks Embassy and Horizons towers, describing it as an “affordable luxury boutique” chain.

The $62m hotel will include 214 rooms and suites, as well as a two-storey private lounge and public bar with 360-degree panoramic views.

Construction is expected to commence later this year with expected completion in the second half of 2024.

DOMA director of hotels Patrick Lonergan said the Adelaide tower would become the fourth hotel in the Little National chain, and the first outside of the east coast.

“We don’t take finding the perfect site for a Little National hotel lightly,” he said.

“It takes months, if not years to secure just the right spot. There are no doubts that we have found that location in Adelaide.

“We believe Little National will not only be top of the list for visitors to Adelaide but provide a great new rooftop venue for locals to meet and spend time together.”

The Vibe Hotel is one of several hotels currently under construction in Adelaide as the tourism industry eagerly awaits the return of international travellers following two years of disruption and setbacks.

Others include Greaton’s $200m hotel at the GPO site, which will include 285 rooms when it opens next year, and the $50m TRYP by Wyndham on Pulteney St, which will feature 120 rooms when it opens later this year.

Wyndham alone has five other hotels in its local pipeline including the Ramada by Wyndham Playford, currently under construction at Elizabeth, and the Wyndham Grand Adelaide at the former Adelaide Metro information centre site on King William St.

That 353-room project is expected to get under way next year, and would become the city’s second largest hotel.

I'm pleased to see the "Ramada by Wyndham Playford" is listed as under construction - the site has looked essentially untouched for over a year I think.

Thrive Construct unveils plans for timber hotel tower in CBD

A $170m high-rise hotel built from timber would tower above Victoria Square under an ambitious plan to transform a heritage site in the city.

Local group Thrive Construct is behind the proposed 31-storey structure, which would be built next to and on top of the former MLC building on the corner of the square and Franklin St.

It would include 324 hotel rooms and 22 apartments, a roof-top bar and a “Sky Terrace” on the 12th floor with views across the square.

Thrive Construct executive chairman Barrie Harrop said the hotel would be built using cross laminated timber (CLT) – a sustainable timber product that’s 25 per cent of the weight of traditional steel and concrete materials.

“Upon completion, the Victoria Square site will be the tallest hotel in the world manufactured from cross laminated timber,” he said.

“We have worked with Cox Architects to develop a structure which is completely carbon neutral and constructed from renewable plantation pine and green steel – all supplied from Australian industry.”

Thrive’s plans come five years after a different group of investors pitched a similar design for the site, but one that comprised of apartments rather than a hotel. It failed to get off the ground.

Mr Harrop believes the city is in need of more hotel accommodation, and says five international hotel groups have already shown interest in operating the proposed complex.

“From the five, Thrive Construct have a preferred hotelier with a brand which matches their millennial target market,” he said.

The former MLC building, also known as Beacon House, has a State Heritage listing, and is described as “Adelaide’s first post-war skyscraper”.

Thrive’s plans would involve the pre-fabrication of CLT panels off-site, and later assembly at the Franklin St site.

Developed in Austria in the 1990s, CLT is manufactured by gluing together layers of timber, with the grain patterns alternating to provide the same strength as pre-cast concrete panels.

The construction material is commonly used for structures built on softer ground, and for vertical extensions on top of existing buildings.

It was used on the Adelaide Oval Hotel project, while several high-rise CLT projects are currently being planned across the country.

Wider use of CLT is being led by a push for greater sustainability, as well as the safety and efficiency benefits it provides.

Thrive has entered a development agreement with the 11 owners of the Franklin St site, and expects to commence construction early next year.

The group is also behind a proposal to build a new $138m hotel at the Whyalla Foreshore Motor Inn site.

Construction on that project had been expected to start last year, but has been delayed and is now expected to commence towards the end of this year.

It's interesting to note how 9 of the 10 tallest buildings in Adelaide will be constructed in the period between 2015 and 2025. This is during a time of relative uncertainty and projected worldwide recession. I wonder if the State Bank collapse and consolidation period in the 2000s created a significant longterm economic resilience?

I think it's more a sign of how much Adelaide stagnated for a long time that developments that would be fairly standard in the other state capitals (excluding Tassie) are finally picking up here as well

Not sure who I detest more - the morons with the spray cans or a system that enables these historic buildings to be slowly destroyed
