Well, it is being advertised as the last. It will be the last one on Hurtle Square itself... most likely - as there aren't any further easily developable sites there. However, they aren't just going to stop building these developments - it is clearly quite a successful model. Shame they can’t buy out those ugly early 90s Karadis developed three storey townhouses on the south-west corner. It's unfortunate to lose the villa from that row as it's a lovely streetscape contribution. But it hasn't been given even local heritage status. I suppose I can't be too sad as Adelaide is not shy of similar examples, and the development is for a worthy cause.

The Government Architect recommended a condition to bind demolition to construction, but is not likely to be adopted as it is outside the remit. But given the institutional backing, I doubt demolition in isolation would occur.

Are they painting or tiling the 'brickwork' on the brick-patterned precast? I mean, they needed to do something as the precast pattern was terribly mismatched at the joints when I last looked, but these options seem...not ideal?

It didn't look like paint when I visited. I suppose it could be tiles.
Edit: went to look again. It's not super obvious what the color is but it looks more like paint that anything else on closer inspection.

Proposal for the vacant block at 76 South Tce: "Construct ten level mixed use building comprising of nine apartments and office at ground level." South Tce is really getting a nice level of density now, will be good to see East Tce follow suit.

Still not really there though. I had considered buying a place on South Tce last year but decided against it because of how far it was away from everything. I can't imagine having to walk from that spot all the way to Rundle Mall for the nearest full supermarket and general retail.
