I was going past one day, and the roller door and side door were open, I asked a worker what it's all about, was told it's for prisoner transport for the court building. Inside it's a shed with gyprocked walls and a sink/basin in one corner and an internal door on the left that links to that corridor where the external door is that takes you into the Sir Samuel Way Building.

That would make sense as the existing 'sally port' is part of a shared right of way between the courthouse and markets and is being demolished as part of the development.

A luxury $10m penthouse will be the showpiece of the $450m redevelopment of the Adelaide Central Market Arcade.
Nearly all luxury apartments in the $400m redevelopment of the Adelaide Central Market Arcade have sold and its $10m penthouse has attracted strong interest from across the globe.
ICD Property chief executive Matt Khoo said interest in the project, Market Square, had been “phenomenal” and 201 out of 209 apartments had now sold off-the-plan.
“More than 96 per cent are now snapped up and an exclusive $10m penthouse is catching the eye of buyers around the world,” Mr Khoo said.
The largest of three penthouses is 935sq m and sits on the top floor of the 37-level residential tower. It features four bedrooms, three bathrooms and 300sq m of outdoor space.
“This is an extraordinary residence, the likes of which Adelaide has never seen before so we’re expecting interest from all over the world,” Mr Khoo said.
He said demand for space in the seven-level commercial building – SA’s first all-electric office – had also been “extremely positive with several negotiations under way”.
Mr Khoo said there would be an announcement “soon” on the development’s childcare and supermarket operators and its anchor office tenant.
The Borzillo family will swap their Hazelwood Park home for a two-bedroom, two-bathroom apartment and a one-bedroom apartment in the new building.
“An apartment would usually be the last thing I would consider buying. But these homes at Market Square – I’m a researcher, I work in the industry and know what projects are coming up, and nothing else in the city comes close,” Dario Borzillo said.
The jointly funded project with Adelaide City Council includes expansion of the Central Market, which will remain open during the three-year construction period.
Lord Mayor Sandy Verschoor said the council supported the project as it would have enormous benefits for the city, including the creation of more than 1000 jobs.
“The development of around 20,000sq m of office space in a seven-level commercial tower also means there’s fantastic potential for increased activation of Adelaide’s CBD,” Ms Verschoor said.
Arcade tenants vacated the premise in June, which allowed developers to complete works on the Arcade link from Victoria Square and the courts precinct.
Power infrastructure works were now being undertaken to allow for the arcade’s demolition by the end of the year.
“We’re proud to stand behind this once-in-a-generation precinct that will generate more than $135m for the South Australian economy and support an additional one million visitors per year to the Central Market,” Mr Khoo said.
Five Central Market traders this week wrote to the council saying negative comments made by councillor Philp Martin in the media about the development gave the perception the market was difficult to access.
“Hail, rain or shine, my staff, family and I still show up to our stall and serve the South Australian community,” wrote Peter Pessios, owner of Central Market Flowers.

The Adelaide City Council will no longer own a proposed new supermarket in the $400 million redeveloped Central Market Arcade after it sold the space to the project’s interstate developer, a previously secret document reveals.

But the council has confirmed that there will still be a supermarket on level one of the “Market Square” building – despite one councillor questioning whether it could be relocated out of the precinct altogether.
InDaily reported last year that the council had slashed its Central Market Arcade project budget by nearly a quarter – $6.5 million – due to “reduced costs for returnable works”.
At the time, the council refused to say why it had cut spending, citing “commercial in confidence” negotiations.
A document since released from confidence shows the council made the saving in June last year when it transferred ownership of the proposed supermarket to Melbourne-based developer ICD Property – the company with which it is partnering for the redevelopment.
The document shows city ratepayers will now only spend $26.6 million on the arcade redevelopment (including a contingency allowance) – down from the previously reported $28 million.
The total cost of the redevelopment, which also includes a 37-storey tower with a hotel, apartments and offices, is $400 million.
According to the council’s guiding principles for the project – published ahead of it signing the contract with ICD Property in 2019 – the council would own a “retail shopping centre including supermarket and specialty shops, located across the ground and basement levels”.
The council’s director of city services, Tom McCready, said the agreement endorsed by the council in 2019 included a supermarket on level one.
“This has not changed,” he said.
InDaily asked McCready why the council later transferred ownership of the supermarket to ICD Property, but did not receive a response.
McCready did, however, confirm that the transfer was deducted from the council’s “returnable works” net cost.
“ICD Property is currently in negotiations to secure a suitable supermarket operator to complement the retail offering for this project,” he said.
A spokesperson for ICD Property said the developer had “always intended to take ownership of level one of Market Square, including the supermarket component”.
Asked why ICD did not take ownership of the supermarket when the original redevelopment contract was signed in 2019, the spokesperson said: “The agreement was written to provide flexibility on who would eventually own and manage the supermarket”.
“Possessing sole ownership of level one allows us to cohesively design all components of the floor to work together harmoniously and ultimately deliver a stronger offering for its users,” they said.
“We have received overwhelming response from all over the world in regards to the residences, office tower, supermarket, and hotel – and are working closely with all stakeholders to ensure the best outcome is reached in respect to each component.
“We are excited to make an announcement soon on a final supermarket tenant.”
But north ward councillor Phil Martin has questioned whether the supermarket could be relocated out of the Market Square complex altogether.
He has asked the council’s CEO, Clare Mockler, to provide him with any documents which might show whether the supermarket is proposed to be relocated to a site other than Market Square.
In an email to journalists this morning, Martin wrote: “I strongly believe it should not be located anywhere in the Grote Street Precinct other than on the site of the redeveloped arcade to be known as Market Square”.
A council spokesperson reiterated that the supermarket would be located on level one of Market Square as endorsed by the council.
Demolition of the existing circa-1960s Central Market Arcade is slated to start in November.
According to the council’s website, construction is expected to take three and a half years to complete.
In December, the council unanimously agreed to undertake an investigation into potential locations to run temporary supermarket services within the Central Market district while the redevelopment is underway.
A council spokesperson said the investigation is ongoing.

Demolition of the Market Arcade will not start until at least November, raising the ire of one city councillor who believes the works will be “disastrous” for the Central Market’s holiday trade.
Councillor Phillip Martin says he has repeatedly requested documents from Adelaide City Council about the delay and why it’s been pushed back after 38 tenants were made to vacate by June 30.
“The most recent agreed date for the development to begin was the end of June at which time demolition would begin. The council has issued numerous statements over time that work would be happen when traders vacated,” Cr Martin said.
“If indeed they (traders) could have stayed there to enjoy trade through to next year then we should have let them.”
The arcade – built in the 1960s – is to be bulldozed for a $400m redevelopment that includes an expanded market below with above offices, apartments a boutique hotel.
Cr Martin said the council must be transparent about the development and will lodge Supreme Court action if documents are not provided, under section 61 of the Local Government Act, by close of business on Monday.
“I’m worried for the traders who are already experiencing a loss of trade as consequence of the supermarket going that they will suffer further as I imagine that once the building is being dismantled it will be a very noisy site,” he said.
Developer and Adelaide Central Market Authority chairman Theo Maras strongly refutes the suggestion holiday trading will be affected if demolition works are under way.
“Can you imagine if it happened to every development in the city? Look at Harris Scarfe and David Jones developments; business doesn’t stop when works are on,” Mr Maras said.
“We have every confidence that the market will continue to be as buoyant as what it is and the market has been trading exceptionally well with the arcade and Coles not there.”
Mr Maras said a delay in works beginning on any project was not unusual “due to supply and availability in trades during these times”.
The project, Market Square, is a joint venture between the council and Melbourne-based company ICD Property.
The council released an e-news email to its elected members on August 31 – following several inquiries from Cr Martin – outlining the program of works.
It detailed that “soft strip” demolition works starting in November and the main building later this year.

As far as I know, no application for demolition has been lodged. It’s terrible the retailers including the much needed coles were made to leave well before any demolition was to commence.
