Local road capacity does not warrant a servo in this spot.

This is a giant missed opportunity. This site was the perfect chance to extend the Goodwood shopping strip across the tramline.

There’s 3 large marketing billboards up on the site now facing Ocean Boulevard, Brighton Road, although one blew down probably in the storm last week.

There’s a website too with “Sales Centre Coming 2023”.

Both the former Hungry Jack's buildings in Gepps Cross and Gilles Plains have been demolished.
A number of Caltex (Ampol) servos have been fenced & shuttered up as follows:

Para Hills West
Gilles Plains
South Plympton
Stepney
Collinswood

Last year, consultation opened for a rezoning of land at the southern end of the Southern Expressway (Hackham). Yay for urban sprawl. In initial consensus, it seems many people listed a need to reserve land for any potential future southward extension of the Expressway. Anyway, the Code Amendment Snapshot was emailed to consultation participants today. I've converted the PDF to JPG for anyone interested. I don't see the above reflected in the maps, which is a concern.

Yet again, poor planning foresight strikes again.

If I were a resident or business owner who lives on the stretch of Main South Road (MSR) between Seaford / Patapinga Roads and Griffiths Drive / Robinson Road, I'd have genuine concerns about the potential for properties to be compulsorily acquired - particularly on the eastern side to accommodate any future upgrade of MSR to motorway standard.

It doesn't seem to far fetched to assume this may well happen given the duplication and upgrades of MSR between Seaford and Aldinga which contains 2 or 3 grade seperated intersections, which you wouldn't be doing unless you were planning on constructing a motorway standard road by stealth.

It's actually ridiculous to allow 8 storey buildings there.
People don't move to the suburbs to be overshadowed by apartment towers.

This is just more typical South Australia style "planning". Just make it up as we go along, as developers come up with proposals to make money.
If there was train stations or trams next to the proposed redevelopment, I could understand a push to change the immediate area into higher density, or the so called "tod" developments.
But this is smack bang in the middle of suburbia.

Grade separation should be rather simple given 2 of the 4 intersections are 3-way intersections so would need minimal separation anyway (ie Expressway exit could get away with just an overpass of Southbound MSR through traffic).

The key would be making the section between the Expressway and the Victor Harbor Road turnoff minimum 3+3 lanes all the way through.
This should be possible using the current River Road overpass, if they did away with the median strip and replaced it with a concrete barrier wall.
The Onkaparinga River bridge would naturally require widening/duplication.

While I don't agree with the general principle of denying such Amendments, this location isn't particularly connected to any major public transit infrastructure (there is only a bus route on Pierson Street), and if residents were to not cycle along local roads/the Torrens or use the bus, then there would be a significant increase in traffic on local streets and roads.

This development would have greater chances of being successful if there were a future tram along Henley Beach Road (at least one that goes to the Airport).
