Re: News & Discussion: Other Metropolitan Developments
What they don't seem to consider is these new greenfield developments are a fresh slate and at the beginning is the perfect time to masterplan and establish proper infrastructure to service these new suburbs.
They don't have the issues of having to retrofit infrastructure into the established metro suburbs, such as property acquisitions etc

Re: News & Discussion: Other Metropolitan Developments
Morphettville Racecourse is set for a $350m redevelopment, supporting up to 700 construction jobs
The South Australian Jockey Club (SAJC) has chosen developer Villawood Properties and superannuation company Hostplus to redevelop 7.5ha of rezoned land between the racetrack and Anzac Highway.
Key features of the redevelopment include a new community plaza which would be available for year-round events and create a grand entry to the racecourse, mixed-use apartment buildings with more than 150 residences, a supermarket, shops, hospitality outlets, a new The Junction tavern and SAJC office,s along with 250 townhouses and low-rise apartments.
SAJC chief executive Grant Mayer said the planning for the project had begun in 2016.
“It started many many years ago and now today is the first real step forward towards making it a reality,” Mr Mayer said.
SAJC chairman Bob Holton said the club is looking forward to seeing the new residents move in, which could be as soon as 2026.
“The hundreds of new residents of lifestyle properties being built around the course will provide much needed housing close to public transport,” Mr Holton said.
“We look forward to welcoming the new residents.
“Some lucky residents will enjoy a front row seat on race day.”
The new housing will help address the state’s housing crisis, Minister for Housing and Urban Development Nick Champion said.
“We know we have a great deal of difficulty with housing in SA both for sale and affordable rental and at the heart of that is the supply side crisis,” Mr Champion said.
“We’ve had the government respond and it’s so good to see now the beginning of the private sector response.”
Head of Villawood Properties Allan Miller said the development would be a “gamechanger” for the state and HostPlus chief executive David Elia labelled the project “historic” for South Australia.
The apartment buildings, shops and tavern will be part of a mixed-use precinct between the Glenelg tramline and Anzac Highway, the townhouses and low-rise apartments will be located south of the tramline, next to the racecourse.
SAJC chairman Bob Holton said the redevelopment marks one of the most exciting chapters in Morphettville’s history.
“For nearly 150 years Morphettville has been an important social, sporting and economic hub for South Australia, employing thousands and providing lasting memories for those who have walked through its gates,” he said.
Work is expected to start on the redevelopment by mid-2024.

Looks good, but that quote by Champion is bizarre - has he missed the last decade of private sector infill development? What an inept individual.
Re: News & Discussion: Other Metropolitan Developments
The Morphettville development deserves it's own thread.

A more detailed article at ABC News mentions the issue of the level crossing I raised in another thread:

Also takes a stab at SAJC for claiming a development hallelujah given they posted losses for more than a decade after selling Cheltenham in 2007.

The Morphett Road tram crossing will be replaced with an overpass. Don't worry. This'll be formally announced soon.

Pretty average looking buildings/development for $350 million.

The relevant quote: "The new housing will help address the state’s housing crisis, Minister for Housing and Urban Development Nick Champion said. “We know we have a great deal of difficulty with housing in SA both for sale and affordable rental and at the heart of that is the supply side crisis,” Mr Champion said. “We’ve had the government respond and it’s so good to see now the beginning of the private sector response.”"gnrc_louis wrote: ↑Mon Feb 27, 2023 1:19 pmLooks good, but that quote by Champion is bizarre - has he missed the last decade of private sector infill development? This is same man who claims similar scale development at Kurralta Park is inappropriate, and has been leading the populist campaign against private sector developers planning to increase housing supply elsewhere along Anzac Highway.
Re: News & Discussion: Other Metropolitan Developments
One of their original plans was to build sporting grounds in the middle of the racecourse to help with the shortage of football ovals in the area. Unless I've missed something, it sounds like this idea has been scrapped.

Shortage of football ovals? There's Camden Oval to the north west on the opposite side of the Anzac/Morphett intersection, and Plympton oval to the immediate north east.
Re: News & Discussion: Other Metropolitan Developments
This was adequate before the explosion in female participation rates in football in recent years. Not to mention that Plympton Oval is a shared facility with a soccer club too.
You can read more in a SANFL report about facility requirements here https://sanfl.com.au/league/news/sanfl- ... nvestment/“Earlier this year we also welcomed the announcement by the SA Jockey Club of their desire to create two football ovals and unisex changerooms in the middle of the Morphettville Racecourse, and we look forward to working with all levels of government to make this a reality,” he said

Re: News & Discussion: Other Metropolitan Developments
I had a quick review of planning reports and other documents for the Hackham Code Amendment following an engagement period.
In terms of transport, it seems there will be no provision of a reserve for a southward extension of the Southern Expressway (it seems anything close to this would go west of existing Main South Road to Seaford Road, where there is existing reservation). Public transport will be an extension feeder bus route, but the planning report by Holmes Dyer states there is no funding for this as yet but may be the case 'in the future'.
I don't understand how these developments are ever considered viable - technically, they are not.
