[U/C] Central Market Arcade Redevelopment | 130m | 39 levels
[U/C] Re: Central Market Arcade Redevelopment | 124m | 38 levels
Does anyone know the exact final height? Assuming it's 130m now thereabouts.

As per the architectural plans, the floor-to-floor height for the apartment levels is 3.05m. Thus, an extra 2 floors would add an extra 6.1m to the overall height, bringing it to 130m.

Really hope this can now push forward. This project is the most exciting of the new potential editions.
It does confirm that the cost of development will pose a big issue for other new projects especially those that won’t have council backing.

From today - some of the ventilation panels have been removed from the 2nd level and you can see the air con equipment. The lights / power is still on so nothing has moved at all. Sounds like the height increase proposal will go to the next SCAP in April?

Went past today and the first level windows have been covered with Multiplex signage. That's the first change on the site for months.
Hopefully something substantive will happen soon.

According to CBRE SA CBD market report just put out;
The Market Square development is rumoured to still be looking for further precommitment to commence construction

Presume it’s just the office component? Considering almost all the apartments have been sold.

I didn't think about the office component. OK with that in mind, I'm slightly more confident now.

It's supposed to be a staged development. From the orignal DA:
Stage 1 - Demolition, excavation and construction of basement, southern portion of podium roof top, car parking levels and office tower
Stage 2 - Construction of tourist accommodation/residential tower and balance of podium roof top.
I had forgotten the office tower is Stage 1, and that may hint at the problem. Still, given the apparent success of apartment sales and hopefully a Council commencement deadline, I would've thought they'd look to juggle things around.
In terms of office tenant, I again suggest Le Cordon Bleu. Colocation with the Central Market would be an incredible marketing opportunity. Presumably they're still looking for a new home away from Regency given we've heard nothing more of the proposed hospitality school at Lot 14 since the Marshall Government was booted from office.

I don't see why the office component needs to be built first? Surely they can just swap the staging around.

CBRE is exclusively commercial real estate.gnrc_louis wrote: ↑Tue May 09, 2023 12:17 pmPresume it’s just the office component? Considering almost all the apartments have been sold.
Can say with confidence that they'd be waiting for a precommitment to the office component which is natural. What is it, 9 levels? wouldn't take much to find someone to fill 3-4 levels of it to get it going.

Services Australia needs more floorspace, they could move in here? The accessibility between the two offices would just be two tram stops away between Victoria Square and Rundle Mall.
