This is not a warehouse.
A mail sorting centre is liekly to have physical infrastructure that can move bulky goods within the premises and be repurposed for self storage. It's always better to be purpose built rather than retrofitted, but I believe Kennards would only be doing this because they know the underlying layout and mechanics of the building can make it work. Self storage facilties usually have a combination of the drive up access units with their own roller door to the internal roadway (which are of course the preference for house moving etc). They also have the built structures with internal units which are planned in a way usually to be accessible using trolleys or pallet jacks. A loading dock facility to the side can make it workable for vehicle unloading, but the external units will always be better. The underlying economics of it is the internal units won't be as good, but that's reflected in the pricing structure. The facility makes back the lower yield on the internal units by being able to group them together more tightly (no roadway that isn't contributing to the rent roll). So it's lower yield per unit (net), but higher or equal yield for the whole site (gross).

I heard today from a colleague in the know that the plans for this are really impressive/well thought through. Some kind of central sculptured building around 20 stories.

The towers approved for behind the Newmarket Hotel were slightly over 100m iirc, and that is as close to flight paths as you can go in the CBD

If the state government completed a tram loop from RAH back to Vic Square, residential development in this neglected part of the CBD would go into overdrive!! Would be highly desirable to live here with a redeveloped Central Market nearby and continued expansion of the Gouger St dining precinct.

Wouldn’t it be a great look for tourists/visitors heading from the airport into the CBD along a newly-landscaped Grote St with a tram linking back to Vic Square, and dozens of new apartment buildings on the western side of the CBD.

Ooo, could you expand on this or point me towards previous discussion? :D I haven't paid attention to/heard any talk of improving West Tce in any way, especially for pedestrians.

The departure path usually goes directly over the north west CBD and then toward the south east of the CBD, so theoretically the Newmarket Hotel should have the most strict CASA regulation, although im not sure what the specific regulation is.
