Interested to hear why people think that excavating a basement is not possible because of the presence of an aquifer or high water table conditions on the site? Other cities navigate these all the time (Brisbane has heaps of these). They utilise basement walls that are designed to be wet, and the drainage in the basement is designed to remove any water ingress (drainage channels, spoon drains, stormwater pumps, etc.). And when the basements are being excavated, extra precautions are taken with temporary bracing and shoring structures to ensure any water pressure is accounted for.

I don't think that the presence of an aquifer would preclude a basement because it is technically possible to construct a basement in those conditions.

It'd be a cost factor obviously. Far cheaper to build an above ground carpark than a basement.

Surely, the developers would have known there is an aquifer there and would have factored it in excavation or digging. The ACC, state government, SA Water and research firms do hydro-geological surveys and reports in Adelaide all the time to assess roadworks, or any excavation. These reports are public and pretty easy to access and would have been used in any proposal development.

I highly doubt somebody "found" an secret aquifer and creek there like Viny and everybody else is suggesting.

Might be a fire risk consideration as well? Maybe AG can elaborate further.

With electric cars bursting in flames around the world, charging stations too, maybe it's better to have it above ground? If it's underground, the four walls are contained being below ground, fire would have only upwards to go so you'd be pretty stuffed. Above ground fire can escape out the sides of the building/car park as well. I dunno just my basic thinking on it.

Valid point, it certainly would be. However, there would other services plant and equipment which is better located in a basement carpark than up on Level 1 (e.g. pumps for water supply and grease traps). Putting those on the ground floor would compromise the current proposed ground floorplan.

As for fire, the carpark would need to be sprinkler protected in any case in order (regardless of what floor they are located) to comply with the building code.

Not surprised, with the current cost of construction and the risks associated with it, it's pretty hard to justify any major projects at the moment.

I shouldn’t feel sad for this but having followed it from the start it sucks. Understandable but sucks.

did they ever intend to build this or did they just create a fake project to get approved and boost the value of the property?

it seemed disproportionate for the location and superfluous to the needs of the Adelaide commercial office space market.

To be honest it was always going to be a big ask to fill 70,000 sqm of space in Adelaide. Good market conditions or not. Especially in this location which isn't exactly central to public transport and retail services.

People are actually surprised?

The developer has 2 minor projects completed listed on their site.

Just another shady developer. This always seemed a little off.
Would have been great if it somehow eventuated, but hopefully now with the site for sale a serious developer who doesn't fuck around snaps it up and builds something of significance.
Maybe it's one for Renewal SA to get a hold of and put up an apartment tower with affordable apartments?
