^^ Ah good ol Theo, one of SkyCity's best punters and yes he really did this building up on the cheap. No exterior changes whatsoever. I wouldn't buy into that building if you are considering owner/occupier. However they are fantastic investments as you can rent them out for ~ $400 a week!

Hey Pistol, Im interested to why you dont recommend the tower apartments. If I didnt have a car, I would sell my current unit and buy one straight away. I was impressed. However, im not used to strata fees being $2500 a year. Thats huge considering theres no facilities such as pool, carpark or gym. How does your strata compare. I like the idea of being up that high also

$2500 - Fark that is expensive - well depending on what it includes. You would want to see what that includes before you commit. My strata fees are $2400 but that includes water and gas. And I am the same with no facilities (pool, spa etc.).
I just think that there are a lot more higher quality apartments out there for the same price - and coming from a person that lives in an apartment, you would want a proper balcony as well. These apts are much more suited to the students that want to pay off the mortgage for you.

Hmmm - that night-time render looks interesting. It seems that the roof of the current building, which is going to be demolished to make way for the development from whivh this render is viewed, has been included in the picture (bottom right hand corner).

Apart from that, it looks good.

Looking at the daytime view from the south-east corner of Hindmarsh Square, it makes more sense as to why the Rundle Convergence light panels are only going to cover 30% of the carpark building - a large portion will be covered by this new development, and an expected future development on the site of the little building directly west of the new buildings fronting Pulteney St.

I don't think the panels were intended for the southern aspect of the car park (where the hotel is) - leaving the western and northern aspects - only parts of which will have the said panels as I understund. (unfortunately)

I would love to see the panels wrap right around the western side to meet with the hotel on the souther aspect to add to the coming impact of Hindmarsh Sq. (see the daylight photo from Howie). However, as you implied Omicron, the 2 storey bldg next to the proposed hotel ('the Block' - i think) coulld be demolished for some future high rise.

The big missed opportunity with this development is it's failure to address the East-West lane behind the development. The Bent St apartments at the other end started to draw activity into the lane but this development only treats it as a service access. The ACC as owner of the car park should have used the opportunity to rework it's building to address the lane and work with the developers of this project to ensure their building did the same.

I was invited but fiound it too difficult to go from Brisbane and also do current responsibilities in the time allowed. NOT HAPPY about this!!!

Will be in Adelaide in January to look at investment first hand for 2 weeks. Thanks guys for all the info on the different resi blocks - will look at as many as I canl as well as finalise the construction map I am making for this site.
