But as others have pointed out they could have gotten the same result NOT on public land. What are we getting in return? We are being screwed over. And when does it stop, how much more of the parklands do we lose? And without any pay off?VinyTapestry849 wrote: ↑Thu Apr 11, 2024 1:42 pmRegardless of past troubles and allegedly sus deals, this plan is progressive and good for the area. I think this will really utilize the tram stop to its full potential as a premier destination to enjoy on the limited tram network, and increase foot traffic.

This is what I don’t understand about Adelaide’s developments. It’s done in these patches. Look at Vic square and the mess that currently is. Look at a lot of other projects that have happened in stages. They are either half done or end up so heavily diluted or changed, from their original masterplan. And big proposals and master plans like the art gallery are split two ways and ideas thrown around for decades, stalling between each state election, being changed by the ego of the new premier, before anything comes of it. You’re right rev, lesser places get much more done a lot faster with much better results. Why does South Australia lack vision and seem to be run by second rate idiots. Are we just not use to having anything big come into the hands of our city since the 80s that we don’t have the resources to know how to properly move things forward? Adelaide honestly feels like it’s run by second rate car salesmen.rev wrote: ↑Thu Apr 11, 2024 6:18 pmI once suggested on here that the whole riverside precinct needed to be knocked down with the exception of parliament (old & new) and the railway/casino building, and started from scratch.SouthAussie94 wrote: ↑Thu Apr 11, 2024 1:39 pmRewind 15 years and the site where this building and Building 1 stand was public space. Could the tower not be built on the site of the Riverside Centre? Or between the Intercontinental and North Terrace.
These sites could achieve similar things to the Festival Plaza site with regard to access to public transport, landmark building, etc, whilst still leaving Festival Plaza as a largely public and accessible space
Now that what was an underused & unmaintained eyesore for public space is being redeveloped into a second office tower (and a decent looking proposal it is), people think it's a good idea to knock down things like the riverside centre and build a new office tower there instead.
If only government had the bold vision to properly redevelop the whole area. We'd still have that public space in it's entirety.
The saddest thing isn't losing part of that public space, but that even third world and developing countries are able to redevelop entire precincts instead of the mishmash hodge podge dogs breakfast of a riverside redevelopment we've been served.

It will sound like an each-way cop-out, but my opinion is this:
Do I think it's appropriate to stick another office tower in a public square, partially blocking the view of the heritage Parliament House? Is this the right location? No.
Since the decision has been made, do I think it can look really good and bring more people (and therefore vibrancy) into the once-dead Festival Plaza? Yes. I'll enjoy seeing it go up.

A lot of people seem to forget how bleak and boring the original festival plaza was with its painted concrete cubes and the camouflaged car park exhaust stack and the leaky car park. It was even more boring in winter.
[PRO] Re: Festival Plaza Tower 2 | 149m | 38 Levels | Office
it wasn't maintained
in its original form it was great
also from the other angle, the vista of the two old buildings of parliament and the railway building facing the plaza gave it a European feel
now it just looks like every other tacky Australian city

I loved the Hajek Plaza, but it was compromised from the start (gardens and water features abandoned, and the original plan of tiles changed to paint), left to rot for decades, and then had that awful redevelopment which separated it from the Festival Centre save for a small bridge.

This is exactly right. We were told riverside would be activated in a step-by-step process. If I hear the word "activated", I instantly assume activity. Penang (Adelaide's sister city) was able to reactivate their "old-town" and public spaces through the arts and food scene through simple policy changes and beautification. In Adelaide's case, apart from Adelaide Oval, I dont think much has changed much around our public space in terms of activity. I can't imagine another tower will do anything for the night life when working hours don't change. I can't help but wonder if all that was needed was a relaxing of red tape and allowing sole-trader activity to "activate" this space into a night market or something simple with these "riverbank redevelopment" stages coming later. Instead, what we've got is a cold uninviting space from some corporate back-alley deals.rev wrote: ↑Thu Apr 11, 2024 6:18 pmI once suggested on here that the whole riverside precinct needed to be knocked down with the exception of parliament (old & new) and the railway/casino building, and started from scratch.SouthAussie94 wrote: ↑Thu Apr 11, 2024 1:39 pmRewind 15 years and the site where this building and Building 1 stand was public space. East End Cellars are setting up a new bar on the northern side of the Festival Tower which should bring in some extra nightlife once it's open. It remains to be seen what other hospitality venues will pop up in the years to come, but your suggestion of night markets is a fantastic idea.HiTouch wrote: ↑Mon Apr 15, 2024 1:56 pmThis is exactly right. One thing I think that needs to be addressed is that the whole area feels like a heat island when it's anywhere near 30 degrees. The lack of trees and shade only compounds the issue.

I cannot tell if you're funny or clueless. Ever heard of the "gathered" markets or the Ebenezer night markets? They are packed full of activity. Works in Georgetown, Penang (Adelaide's sister city) and could definitely work in this space. Although it is clear that you probably have never commuted into the city... or spoken to a woman in your life, because those markets are literally a 1:6 m:f ratio.abc wrote: ↑Mon Apr 15, 2024 5:55 pmthat's so unAustralianHiTouch wrote: ↑Mon Apr 15, 2024 1:56 pmThis is exactly right. I did not know about East End Cellars. Good luck to them. Definitely agree. Walked through this space today and even though it was cool today, it was quite hot from the reflective glass and concrete, as soon as you are in the shade. It is freezing cold. Definitely needs trees or some more greenery.A-Town wrote: ↑Mon Apr 15, 2024 2:14 pm

Gathered markets are periodical and highly regulated. The one near me you even had to pay for entry. Its absolutely nothing like sole trader stalls seen in public plazas in Europe.
