If this gets built it'll need either a bus lane, more tram services or both. Port Road in this section is clogged now.

I went along to the session yesterday, and left quite a bit of feedback. There's a lot of vision similar to the original Bowden masterplan, so I had a lot of questions around how they'll be delivering on certain things and how they can avoid the same mistakes made in Bowden (particularly around the retail mix, and reducing car dependence).
One thing that's incorporated in the masterplan is an idea I tried to raise at Malinauskas' community meeting last year — decoupling parking from apartment ownership. Far better than Mali's heavy handed suggestion of raising parking minimums (which would have the effect of people paying for parking whether they needed it or not), it means purchasing a home and purchasing of carparks are seperate arrangements. If you don't need a car, don't buy a carpark and save a shit load of money. Want a one bedroom but two car parks, then buy two carparks. I see this also a way of surfacing the true cost/value of parking which is generally a hidden cost.
A lot of community feedback (looking at people's post-it notes) was around the public space along the river, particularly improving the connections under Port Rd.

Really nice renders, and the revitalised riverbank frontage.
The cynic in me just feels (read: knows) this will be watered down, and building heights will probably get dropped in favour of townhouses as project delivery slows later on.

Found this masterplan buried in one of the planning documents.
It doesn't show the building heights, but it looks like this development will be basically all apartments.

Given the size of the site and it's proximity to the river, parklands, train and tramline, apartments make sense.

Frankly, with the literal snail's pace that Bowden has gone up over the last 13 years (and still incomplete), the fact that the Gasworks site has only just completed remediation, Forrestville is yet to commence construction, Port Adelaide is still in the midst of development, and they haven't completed the rezoning for the Keswick Barracks; the 'meh' scale of this development makes sense. There should definitely be medium density along the Torrens and Port Road, but further within the development site, I wouldn't mind seeing townhouses. Fortunately whatever they build along here will transition well into the existing Thebarton suburb. I just hope that whatever goes here becomes the catalyst for touted development proposals along this stretch of Port Road. Just the same as I hope Gasworks will inspire development along nearby Torrens Road and South Road.
Given the shortage in housing, though, the sluggish speed of housing developments and 'village' type developments across Adelaide is draining.

they were never official but they showed what could've been achieved with a little ambition
there needs to be a housing trust to provide adequate supply of housing however all developments are designed to maximise profits for developers and maintain elevated valuations for politicians property portfolios

I find it strange these developments are sluggish when ADL has been in a housing crisis for how long now?

Not like the rental / buying costs of these apartments will do anything to alleviate the housing crisis. They will be well above the average just purely because of location alone and it's proximity to CBD.
