The heritage building next to it looks fine. Not sure why it would need to be demolished. A coat of paint thats not cream would do wonders though.

Not suggesting it should be demolished, just saying what are the chances of it being redeveloped in relation to that eastern facing blank wall on this development.

The question is, why was the blank wall built in the first place, given it butts up against a heritage listed site where redevelopment is basically prohibited by law.

It’s a really poor design outcome, and one which could have easily been addressed by SCAP be requiring that a small setback (with glazing) commence immediately above the level of the existing building. That way, if by some strange turn of events the neighbouring site was redeveloped, there wouldn’t be any conflict.

Generally I think we should be aiming for site consolidation and setbacks for tower projects in the CBD. It’s not a good design outcome to have whole blocks of skinny 20+ story towers pressed right up against the walls of their neighbours with no windows on most sides. It’s a fire and earthquake hazard. Not to mention what it must do for wind movement around the cbd. Towers can have podiums which abut the walls of their neighbours. But above 5-10 stories, the towers itself should stand independently with setbacks. Obviously this means high rise development of tiny sites is not viable and those sites need to be consolidated first. In the case of the particular development we are discussing though, there is plenty of space for a small setback, and if this reduces the floor space a fraction, then just add another level for heavens sake.

I once worked in the BP building on the corner of Flinders St and Gawler pl. The floor plan of this building was H shape with set backs on the east and west sides. Some time later a 16 story was bulit on the western side leaving our office with windows facing a semi dark void where the sun only shone at 12 pm on the summer soltice. Eventually the 2 set back areas were filled in and the building reverted to a rectangular floor plan. So neighbours an definetly effect other buildings.

I agree re: setbacks.

Ideally we should have stronger planning regulations on this, especially around our squares and parklands to prevent overshadowing and to compliment state heritage structures.

As for the blank eastern wall on this project, hopefully they will paint the triangle indents different colours just to give it a bit of life and vibrancy. I'd hate to see yet another soulless concrete grey wall.

The second half of level 16 will be poured later this week. They've also started forming up Level 17.

The core box of this one is actually taller than the Quest next door. 78m can't be right.

The renders show it approx 1-2 levels taller than the Quest (refer two pages back). So i guess it was always going to be taller...

Agreed. Especially considering there are rumours the ATO are in talks to relocate their downscaled Adelaide workforce from City Central 8 to here. I wouldn’t be surprised if this one fills out quicker than previous Samaras builds based entirely on its location.

The form work on the service/lift core is being taken down, ie it has reached full height.
Also the east wall is not entirely a blank concrete wall there are openings in the centre bay at each level for windows (or vents)?

Level 17 (the last occupied floor) has been poured.

There's still one concrete pour to go (which forms the roof of level 17), with this then having the plant room on it. Really the building is 18 floors high.
