It seems that way, paid 750k (800k+ with accrued costs), 3 RE Agents have valued at 975-1075k. Will get a better idea once I get the keys. We may just flip it as a new build once it's completed.

A large piling rig and associated equipment is on on site of the Kennett 8 story apartmtnent project on the corner of Third and Gibson St at Bowden as at 30/11/2024.

As a resident of Bowden, I must be use to the smell by now, as I cannot smell it anymore... Yike.
This piling rig is for 'Muse' an eight/nine story apartment building with a ground floor restaurant, this site is owned by Big Easy Hospitality Group (Bowden Brewery, Anchovy Bandit, Bottega Bandito, NOLA, Hello George, the Stag, Bottega Gelateria) so I believe they are opening a restaurant on the ground floor. Glad to see this and the Unity Housing development going up along with the neighbouring townhouses, but really bad precinct development planning from Renewal SA having all three under construction at the same time, not only can you not drive or park anywhere in the area but you can't even walk through there half the time (my local coffee spot is at the base of Nightingale Apartments, and most days it's barely accessible). God forbid, they finally get moving on the office/medical centre building next to the train station that is currently a site full of trenches, the area will be a nightmare to access.

I've got no problem with them all going up concurrently — they're all adjacent to each other so easy to avoid in one go, and better than having access blocked for three times as long.
And don't agree that parking is any worse — the main temporary car park is still open, and none of the lots under construction was being used for parking previously. The only thing I've noticed is an increase in the number of people going to the Entertainment Centre venturing into the area to park when there are events on — I assume the price of parking at the centre went up?

That can easily be overcome by council issuing parking permits in small sticker form for residents vehicles, putting up signals advising resident/permit parking only during event days, and then enforcing it.

I would strongly advocate that resident parking permits never see the light day in Bowden. Residents parking on the street is a problem, and should never be encouraged.
Much of the area is timed parking, although I've seen an increase in people clogging up Sixth Street / Second Street around Oddio and the back of the MAB site where there are no restrictions. Just need to send the inspectors around more often (who can also ticket the delivery vans and uber drivers that routinely park where the traffic islands are on Sixth and Fifth Sts)
