I think I prefer the original design but this is at least more interesting than the second iteration with the flatter roof, and I like the way the facade catches the light.
I do wonder however if the diamond design might "date" quite quickly, and the pragmatist in me only has one thought: how hard will it be to clean those windows

I'd say we'll see the Currie Street core be a focus of more residential/apartment/hotel style developments moving forward. The other benefit with this new found height along the Northern edge of the CBD is the chance it'll lift the allowable height limits for the rest of the city. I wouldn't be surprised if we see sites like SA1, Pirie Street being revisited with 160-180m+ proposals at some stage.
Everyone wants to be, and build there. Hopefully we get some more great quality designs and builds. I'm particularly looking forward to the impact Keystone tower and this second festival tower will have on the skyline, with this new height increase.

I definitely prefer the new design. The podium seems like a bit of a downgrade but the up-close renders reveal the diamonds are not just a pattern on flat walls but instead textured, even on the edges. A nice touch indeed

Does anyone understand what happens with the glass in sections above the podium like this? It looks like it’s an extra layer of glass around an already glazed building? Is there anything already built that does something similar?

At first i wasnt so sure if i preferred this or not, but overall its far more iconic than the first.
The podium was awkward on the previous design, and the chamfered roof was rather dumbed down from the previous previous render anyway.

I didn’t notice it before, but yes it looks like double layer glass. Used to protect from heat gain from the sun whilst still utilising a glass facade. The best example I can think of is the Victoria Square facade of the SA Water building. This is a striped bluey-green glass layer to protect from the western sun.

I don't especially care for this.
I share the sentiment of crawf that ideally the business environment of Adelaide would be good enough that this sort of thing would be proposed and built in one of the streets from North Terrace (south side) to Wakefield/Grote. Not carved out of an area once in the public domain (whether you consider it "Parklands" or not).
The building itself, like the first one, don't look bad by any means, but they're nothing special. There's no building them out of the "postcard" shot of Adelaide either unless the rights to build on Elder Park are sold to a private developer in a "great deal for the public".
