Looks like this will also be commencing in the very near future.

Application recieved today:
11-19 Gilles Street, ADELAIDE SA 5000
Demolish existing building and construct 12 level office/residential building with ground floor retail tenancy, car parking on levels 1 to 3, offices on levels 4 to 6 and 8 apartments on levels 7 to 12 - Stage 1 - Demolition
So much demolition commencing in the next few months.

With the tram line extension, this part of the city has now become increasingly accesible. I suspect that due to the low cost of building this one ($10 million), the developers may develop this one as a speculative development in a simialr fashion to Coglin Place.

Here's hoping for a continuous skyline from North Tce to South Tce, as well as the street-level activity that a lively city deserves. That side of town is near the relatively sedate south-east residential areas, so any ground-level cafes or retail establishments ought to add to the character of the area.

The KWS Sth high rise spine has been officially planned for from the 1970's and is only now catching on. Very few proposals along there should be knocked back. (I suspect the height limit will be about 12 floors however - so no 'scrapers'.

Thanks Ben, geez next year is going to be quite a site with the CBD full of cranes :D.

So now we could have potentially at least two cranes in the southern end of KWS? :shock:

I would say more like 4.

This is commencing at the same time as the edge. On top of this you have Cnr of King William and Halifax st 12 levels and now the building next to Optus which also has pre commitment but needs approval. Exciting times next year!

Awesome!. I think we can basically thank the State Government for finally extending the tramline to North Terrace and ofcourse the ACC for relaxing height restrictions for a wave of new developments in southern KWS. Hopefully we see the same thing over in the West End.

And to imagine that this is just the start of this boom, definitely exciting times for Adelaide

Sounds good Ben. Any more details eg the size of the commitment, company involved? If all goes according to plan the southern CBD will be totally transformed and the plan of towers along King William Street leading to the central CBD will finally be realised. There could be a lot of cranes in this area come 2008 and throughout the entire CBD.

Add a couple for the Repco site bldg. as well. At that length, if SA water is any indicatior, it will need two cranes.

Great times ahead for Adelaide.

That can happen for many reasons:
- What Omicron said;
- They realise they haven't included something in their tender (oops forgot to include the lifts);
- Personnel might have left BE leaving them shortstaffed;
- Deterioration of the relationship between builder and Architect or client during negotiations (rare at this early stage).

This may or may not be a major problem depending on how far into the process they were and how close the remaining tenders are.
