I would say not for atleast another 12 months unless they got a substantial pre commitment. I did read somewhere they hoped to start second quarter 2008 but that may have changed.

Though is there enough demand to fill a 44,000sqm building?, especially with this potential city central tower having 30,000 sqm and all the other office projects around town.

Some news on the site, the hair-dressing salon has moved out of the premises. :)

Fantastic news - as someone said, it gets better all the time.

Am I correct in thinking this building now going to be almost the same height as Westpac tower?

A 'ground shaking' design - 44000sq. m. - that's a lot to fill. Still, the demand is coming. (as evidenced by more people coming to live in Adelaide, airport figures and mining developments. This will have to flow on to the CBD).

Thanks for the heads up Ben. Yes skyliner the heights are very similar as a result of the slight variation in natural ground level in the area.

There is another very noticable change and that is the removal of the visible lifts and instead the creation of two lift cores virtually in the centre of the building near the southern arch section. Maybe this will help to actually support this part of the structure to a greater degree than the original proposal? Any engineers out there able to shed any light in this area?

Thankfully they have still retained the curved glass detail on the northern elevation and not just created a rectangle box. We desperately need more curved facades in Adelaide. Great for interesting lighting effects, particularly morning and arvo light. The restaurant appears to be located on the northern half of level 31 as opposed to the whole floor.

Most floors now have large uninterrupted office areas of around 1,500 square metres (not including the 12 level section adjacent Currie Street). This will be much more appealing to large companies and government organisations than the approx 1,000 square metre floor plates in the previous proposal. 1,500 square metres is well known in the industry to be the current desired office floor plate size.

I would like to see a company like BHP tenant this building considering the massive expansion proposed at Olympic Dam which will change SA dramatically. However I guess they may not commit to something like this until they actually finally sign off on the expansion which isn't likely until at least late 2008 or 2009. Who knows though, they are currently expanding into multiple offices throughout the CBD as a result of preliminary ODX work. The lease on their main building in Grenfell Street runs out some time during 2009 someone mentioned recently? The developers state in the most recent application that this building would take 18 months to complete. That seems fairly unrealistic though but who knows. Someone please pre-commit to this one :D

The building just west of the AMP took two years to build for 18 floors I believe. So yes, it is possible to take 18 mths.
But then, the empire state building only took two years for 102 floors in the 1930's. In that perspective, it sure looks slow for Currie St. Pity there are no external lifts - they create a completely different impression - a more big city urban feel IMO.

I hope they put some blue lights on the edge of the building, especially the arch. Something like they have done to the bridges on the South Eastern Freeway.

That was built as the Ansett Gateway Inn, and was delayed by industrial action, from memory.

Judging by all the multi-storey concrete buildings I've seen built (there's currently a 10 or 11 storey tower going up down the street that looks like it'll top-out next week as the lift core hasn't risen for the last few weeks), I figure 2 weeks per floor. One week to build the formwork, one week to allow the pour to cure before erecting the formwork for the next floor on top of it. The most time consuming part seems to be excavating the basement and sinking the piers.

So lets figure eight weeks for that plus 62 weeks of pouring and throw on another 10 weeks to finish cladding and fit-out - 80 weeks or around 18 months. Pouring could take longer though with that curved part - might need some fancy tall scaffolding to support it, although the curve may also be deceptively protruding.

I also read that the Commonwealth Bank's lease on KWS is up in 2009 as well, but I can't remember where I saw that. Would be great to have a bar up the top as well as a restaurant.

Your right mate, they said they would like to remain on KWS as it is traditionally the banking St of Adelaide, however with this landmark building going up and the red "W" across the street, would be good competition in the Adelaide skyline race...

Hi everyone
I expect a realistic time frame would be for the building to be completed mid 2011. There doesn't seem to be any basements anymore. All carparks are above ground. It makes sense there are no views until you get above the Telstra building.
