i agree crawf, the Festival Motel is quite similar to the old South Australian Hotel.
I actually really like the North Terrace facade, i would have liked to see the facade retained and this building built over it!

I agrre with you both - the current bldg could be incorporated with the new to retain the old facade - woyld be better IMO. They did this once in Vic. Sq where they ROLLED the old facade along the footpath, constructed the new bldg. and rolled it back again. (about 4 storys and to the north of SGIC from memory)

TWO new residential towers will be considered tonight by Adelaide City Council's development assessment panel.

Sydney-based Caxton Pacific has applied to build two 18-level glass towers on the corners of North Tce and Bank St, opposite the casino. The buildings will have shops on the ground level and up to 460 rooms for student accommodation.

The application acknowledges the proposed room sizes are less than required of conventional apartments. The proposal also has been criticised for its lack of a "grand veranda".

Baulderstone Hornibrook has been listed as the builder.

Calls to the developer were not returned in time for publication.

The assessment panel also will consider if it will approve a cluster of four residential buildings in the western part of Waymouth St. Private developer Waymouth Towers wants to build 90 apartments in four buildings from three to 10 storeys.

While the glass-fronted buildings will differ from the older surroundings, the project, Waymouth Towers director George Charalabidis said, was a positive contribution to the city.

Seven residents have opposed the proposal, saying it "does not visually fit in with the existing buildings . . . (and) is not complementary or even a good contrast".

The Adelaide City Council’s campaign to encourage more people to live and study in the City has received a boost, with the Council’s Development Assessment Panel tonight approving two major new residential developments.

Caxton Pacific Pty Ltd has proposed a $25 million plan to build two 18-storey towers at the corner of North Terrace and Bank Street, providing 460 rooms for student accommodation.


The company’s plan includes linking the two towers at the ground floor and first floor levels, with commercial tenancies at the ground level as well as administration and office areas. Shared kitchen and lounge areas would be provided on each accommodation level.


This proposal also features energy efficient measures, including minimising the impact of the sun on the western and northern sides of the towers by using sun shading, collecting roof water for use in toilets, and use of compact fluorescent lights and gas-booster solar hot water heaters.


Lord Mayor Michael Harbison says both developments are welcome.


“Attracting more people to live and study in the City are key targets in the Adelaide City Council’s Strategic Management Plan, and as such these two important developments should make a significant contribution to the residential and student populations in Adelaide,” he says.


“More housing options for the growing number of students choosing to live and study in the City are particularly welcome, and the large numbers of students like to take advantage of this new complex will also provide an economic boost for local businesses.”


“The Waymouth Towers proposal should also deliver important new housing options for people – especially families – who are considering moving into the City to live.”

This looks good, relatively highrise too..

Approvals are coming thick and fast, do you think its a seasonal thing?? Maybe people should lodge more applications at this time of year :)

Actually, if you remove the balcony, you are left with a very plain, if not ugly building.

I don't think the building in its current form is of any architectural merit. I suspect that the building has been altered several times during its lifespan - both interior and exterior. Some of the features such as the extra glass on the balcony and the bland coloured plain top floor do nothing from an architectural perspective for this building.

The building next door is an opportunity also begging to be redeveloped.

i agree that the building itself isnt that nice at all, but i do like the balconies/facade.
just my opinion.

i'm sure many people thought the grand buildings demolished in the 60s/70s had no architectural mertit whatsoever. perhaps in 40 years, people will blame our generation for the demolition of these buildings? who knows?

It is an interesting thought, maybe people will think that way as we demolish more and more buildings built during the 60s and 70s. Maybe some of the buildings that have been constructed recently will also start being seen as eyesores.

i agree AG, it is an interesting thought.
although many of our brutalist 60s/70s buildings are seen as ugly- and i admit, i hate most of them- they still do represent a significant period of architecture in adelaide's history, and it would be a shame to see all of them demolished or renovated.
the truly beautiful cities of the world are those which have a rich combination of all periods of architecture, not just one.

look at the demolition of the exhibition building on north terrace, for example. surely a simple cost/benefit analysis would have seen its preservation a favoured option! i suppose it just seemed like an ideal location for a carpark at the time. this building represented a significant period of adelaide's settlement and development as a city.

although the current hotel is by no means as impressive as the old exhibition building, the principle still stands. who are we to say whether or not this building has no architectural merit? does the planned building hold any more merit than the current building?

There are a handful buildings from the 60s and 70s era around that are great and well maintained examples of the style of architecture predominant during that period. The former AMP Building on the corner of KWS and North Terrace is one that comes to mind, along with the international style Grenfell Centre. Some of the brutalist style buildings have deteriorated in appearance over the past few years, or have been refurbished like Hooker House. Some of the buildings being constructed now or have been completed recently aren't actually all that much different in architectural style than some of the buildings constructed during the 70s, they have large blank walls or are covered in glass from top to bottom.

The building planned for the site on the corner of North Terrace and Bank Street is by no means an architectural masterpiece, but I believe it is an improvement on what currently exists there as it makes efficient use of space of a relatively small site.

i agree that the planned building makes efficient use of space. i suppose the festival motel probably isnt worth retaining.

neither the grenfell centre, nor the AMP building are really true examples of the brutalist style commonly seen during the period of their construction, although they are both excellent examples of well retained buildings from this period (perhaps the grenfell centre could do with a lick of paint though!)

the former ANZ building on grenfell street, just nextdoor to the grenfell centre, is one of adelaide's more impressive brutalist buildings. if these buildings are maintained well (kept clean, etc.) they can be appreciated for the contribution they make to Adelaide's architectural history.

although, i do believe that many of these buildings do look fantastic after a bit of a revamp! one only has to look at the allegra hotel or the air apartments at eastwood. far more impressive than many buildings recently completed in the CBD, most notably flinders link and even cc2.
