I think 5 levels is a good cut off for the suburbs

While I havn't really seen any good over head shots of Parafield airport, I know that there are a couple of runways on an angle so the planes fly really close overhead between Parafield Gardens and Greenfields railway stations when on take off. When I say close, I mean it in that I have been able to see the rivets on the under belly of the planes! There is also a full length run way from north to south.

The RAAF base is a good 5-7kms north of Mawson Lakes so there is no chance of 'having a peak of the run way' unless you had a 30+ storey building.

As Crawf has mentioned, I think that for the suburbs, 5 levels is a good cut-off.

Unfortunately I can't confirm that for you, as I rarely ever go to Mawson Lakes.

However there are at-least 2 other 5 level buildings in Mawson lakes that I am aware of:

You can filter the list & map to 'highrise only' which only displays anything over 10 levels or 40m from memory.

It is good to see so many of these proposals having a high percentage of active street frontage. At this rate Mawson Lakes should turn out to be our best large scale suburban development. Hopefully the developers of Cheltenham adopt a similar approach.

wow i didnt realise so much was happening in mawson lakes for this sort of medium-density development. it certainly is a positive and encouraging approach to sustainable urban measures which should be implemented elsewhere, e.g: chentalham and in some retrospects already adopted in Port Adelaide, Glenelg and West lakes.

I went past Lot 101 today, tiniest space for an apartment building I've ever seen.

It may just be the tree-hugging hippy coming out in me but I reckon those last three photos are prime examples of why whoever is approving these places needs a kick in the pants. Eaves? Glazing! Room around the building for cooling vegetation?

I know there's the new Section J in the BCA that all commercial/public buildings have to comply with, but does that apply to residential?

I was involved in the development and opening of The Promenade and it was probably a leader at the time in terms of environmentally friendly design but it seems these considerations have not extended to the residential side of things.

There are BCA requirements for residential buildings but the HIA was instrumental in ensuring that the scope was extremely narrow (ie thermal mass, daylighting, room for landscaping etc are excluded) and the requirements based on ensuring standard project homes could reach the requirements with minimal changes.

Rooftop views of new subdivisions are a depressing site. Acres of hot metal roofs with houses inefficiently sited on blocks excluding the possibility trees. Our whole approach to residential developments requires a massive overhaul. Unfortunately this is not going to happen while govt's of all persuasions take their advice from self interested industry lobby groups like the HIA.
