I base my predictions on market reports and from the council.

The West Central Towers will not begin construction next year, simply due to the fact that it is a well known fact that the towers will only come onto the market once the bus terminal is completed. The bus terminal will be finished by late next year, and for construction to begin there have to be some pre-sales. Also the developers have also applied to the city council to use the Balfours site a s a car-park until 2008.

Colliers International has mentioned that CCT3 will begin construction in 2008/09. The demolition of the shops this year does not mean that construction has actually begun on the building.

The GPO re-development is still in the planning phase, and construction will not begin until 2009/10 if at all.

If a tenant is found 374-400 KWS or Coglin Place may possibly begin construction in the last quarter of 2007, however this is doubtful.

Morphett Street and 105 Waymouth Street have not even been approved by the council, and also a development application has not even been lodged.

Found this link to a PDF on the Adelaide CBD property market. Lots of interesting information including mention of a building on the corner of Franklin and Bentham St by caversham for over 30,000 m2 due for completion in 2009 (Tower 4,5,6, or 7?) Also interesting to note that it has the former Planet Site redevelopement down for completion in 2007 (not even possible i would think)

The one on the corner of Franklin and Bentham is CCT3.

If this article is correct than CCT3 and CCT1 have about the same net lettable area so would think it would be similar height unless it is substantially wider. Sounds promising anyway.

Also pg 11, upgrade to existing building, new facade, replacement of windows and internal works, $14million at 205-219 Victoria Square. Hard to work out where that is on property search, it lists the old SGIC building as 207-215 and the government building over the opposite side as various addressed including 202-220. Either would be good to see upgraded. I would prefer SGIC redone thought.

I have done a quick list of the projects that are eithier under construction or about to commence construction. Some of the dates are speculative but I have only put projects up that have confirmed they intend to commence construction in 2008. there are many projects such as Currie St and City Central Towers which have a slim possiblity of commencing but it would be late in the year. There will no doubt be new ones throughout the year that will commence that we are unaware of at present. No matter how you look at it it's going to be the biggest construction year for the CBD this City has ever seen to date.

21 cranes has to be a record. I can't remember Melbourne with 21 cranes, let alone Adelaide having 21 cranes in mid-July. And what scares me more is that we have 6 months ahead of us for any new projects announced in that timeframe to join the list. Certainly a very exciting and promising time for Adelaide. :D
