Will, If I understand correctly this land is/was owned by ACC and they have allowed Urban Construct to develop it as long as they comply with specific guidelines and in exchange for this the developers are allowed to exceed height limits in the area and bend a few other rules in regards to size of apartments ect.

Was down at the precinct showroom today to have a look at the altitude apartments.





Not many left, there was one two bedroom with carpark on the upper levels going for about 900k

I am getting confused by this project, just a re-cap of what is happening and if I am wrong, can someone please correct me so that I'm on track of this development?

First, is the new Bus Station, the carpark, and the apartment above the new Bus Station, part of 'The Precinct' project itself?

Secondly, if the above is correct, why does the website claims the 'Stage 1' as 'The Gallery' which is the 7 level apartments along Morphett St, and the 6-level apartments at Franklin St?

191-199 Morphett Street, found by Ben here - 7 storey residential apartment building containing 109 apartments, 22m
142-184 Franklin Street, found by Will back in August 2006 - 6 storey apartment building containing 109 apartments.

Are they trying to mean the two 7, and 6-levels apartment of 'The Gallery' as the 'Stage 1' of the development at Balfour's Site?

Or the entire development at the Balfour's site is named 'The Precinct' , soon to be completed with the Stage 2 'Altitude', the 19-levels 62m towers, and a second one, west of the site?

Thirdly, Is the remaining three, 19-levels 62meters towers, to be built around here?

If yes, then am I right that, at this stage, there has not been any renders of the plan being released yet?

Fourthly, is one of the three towers at the bus station, would be replacing the location the existing 100 Grote st - Hotel - 15 floors - 56m proposal? Here...

Finally, which other location is being covered under this project? or should I called it 'The Precinct'? Besides the current location on the bus station and Balford's site?

The Bus station building, whilst part of the project, isn't being marketed as part of "The Precinct" because there's no apartments for sale in the building. They're all housing trust apartments, so the developer probably doesn't want to associate it with their luxury apartments.

The Gallery is stage one of the luxury apartment part of the project.

The other three buildings are going to be on the existing bus terminal, the first photo you posted, and as far as I know they will also be marketd as "The Precinct".

The 100 Grote Street site is currently occupied by the church, and is separate all together from this project, different developer, different owners.

There used to be some older renders of the three towers at the start of this thread. I might have a copy of them at home.

The old bus station will be demolished and the area between the new bus station, behind the church and to the old bus station will be the development site for the towers.

Not sure about the renders, they may be out-of-date.

The hall at the back of the church is not part of the Bus Station development. Looking at the old renders it shows this. The hall and Church are 100 Grote Street. As far as we know that hotel (at the rear of church) will not be built.

AFAIK, the now dead 100 Grote Hotel was to go where the chruch hall is. The three apartment buildings are to go were the bus station is. The empy paved space in your shots apparently must stay that way under the plan. But he may know something we don't.

No, the hall was to be demolished to make way for 100 Grote Street, but the project looks to have been canned so it will likely remain. The three towers of the bus station side of The Precinct are located on the other side of the laneway from the new bus station and the hall.

I've been beefing up the numbers of the project list by adding the envisioned extra towers of this project. What's the small blue building behind Altitude? Any details? Should I add it with the others?

Sorry for that confusion there. Yes, the church site is a DIFFERENT project which is unlikely to proceed for the time being.
