On the subject of City Cross .. went there today and found that they have added more Renders in there, these ones are abit more detailed and even show a glimpse of the interior of the appartments.

MORE than 60 environmental, social and economic issues will have to be detailed in a new development report before plans for the former Le Cornu site in North Adelaide can proceed.

An independent Development Assessment Commission, which has recieved and considered the application put forward by the Makris Group for the derelict site, will today stipulate the report must be undertaken for the next stage in the approval process to get underway.

It will have to detail matters including:

URBAN design issues, such as building height, shadowing, streetscapes, and the relationship with, and connections to, neighbouring properties.

WATER sensitive urban design, including capture and reuse of stormwater, and "green building" and sustainability requirements, including energy efficiency.

TRAFFIC, parking and vehicle movements.

VARIOUS construction issues.

ECONOMIC impacts of the proposal.

SOCIAL impacts on the local community.

Minister for Urban Development and Planning Paul Holloway said the requirement for a development report to be completed was part of a rigoruos assessment process applied to all projects with major development status.

He said once the report had been received it would be released for six weeks of public and agency consultation - double the three-week requirement usually applied under the Development Act.

"The entire proposal will then be assessed by the State Government before a final decision is made on whether the proposal is allowed to proceed and on what conditions," Mr Holloway said.

Plans for the site include 43 residential apartments contained over five levels, specialty retail shopping outlets incorporating a pedestrian piazza at street and mezzanine levels and cafes and restaurants at ground level and on level one.

Does anyone know if there has been any further progression or news on this project? I catch a bus from this site every morning and noticed that it is being used as a car park atm. Kept seeing all these ppl coming and going and getting excited thinking that the project was getting underway.

THE proposal to redevelop North Adelaide's long-vacant LeCornu site will be open to public scrutiny next week.

The Makris Groups' latest plan for a six-storey, $150 million shopping/apartment complex, at the corner of O'Connell and Archer streets, will run the public comment phase from next Wednesday (January 23) until March 5.

The proposal includes 40 apartments, 4200sqm of shops, cafes and restaurants and 400 parking spaces.

Like last year's Victoria Park grandstand saga, it is set to spark another wrangle about Adelaide's scale of development versus its preservation in this case, North Adelaide's village-like charm.

``Rejuvenation is the main thing,'' Makris CEO John Blunt said this week.

``It's become a bit tired along (O'Connell St) and not much is happening on the street. This will add a bit of life.''

At six-storeys, the Makris proposal is double the allowable height limit for the site under City Council's building rules.

The State Government last May granted the proposal major project status, taking the approval process away from the city's planning panel and handing it to Cabinet.

Cr Ralph Clarke this week said the government had abused the major project laws: ``We're dealing with a shopping centre cum residential situation, we're not talking about a Roxby Downs or desalination plant.''

North Adelaide Society chairman Ed Briedis wants the development to be limited to three storeys: ``The scale of the O'Connell St precinct is supposed to resemble a village, not a Gold Coast multi-storey apartment strip.''

Acting Planning Minister Michael Atkinson's media spokesman Owen Brown said the major project status reflected ``the symbolic nature of the site and (its) history of delays''.

``If the (council) had its way this site would have remained vacant indefinitely,'' he said.

A detailed plan of the development will be published on Planning SA's website, http://www.planning.sa.gov.au.

If I hear one more person refer to Adelaide's proposals as 'Gold Coast-type development', I'm going to personally hunt them down and stab them with hot needles. Have these people ever seen the Gold Coast? It's the most uneducated, poorly-researched argument I've ever heard.
